合肥市商业地产发展现状及对策研究

【摘要】：商业地产作为现代化城市的重要载体，在我国是刚刚发展的新型产业。近年来城市化配套的商业需求以及国家对房地产的打压，使得商业地产在我国迅速发展起来。合肥作为安徽省的省会城市，近几年随着其经济的高速发展，合肥市商业地产也迎来了前所未有的发展契机，并呈现出快速发展的趋势，越来越多的商业综合体项目涌现出来；2006年，国购广场的开业拉开了合肥市购物中心发展的帷幕，，而2010年万达广场的强势入驻更是预示着合肥商业业态正式由传统百货向购物中心业态转变，购物中心将成为未来合肥市商业业态的主导，同时也掀起了合肥市商业地产的开发热潮。本文重点对合肥市商业地产市场的发展现状进行了细致的剖析，首先笔者通过阅读大量国内外文献资料，以商业地产的相关概念和商业地产市场的分析方法作为本文的理论支撑，对合肥市四大行政区划以及政务新区的商业地产发展现状作重点分析，同时对合肥市目前重点商圈的商业现状也加以研究，并对合肥市商业地产各种代表性业态的发展情况进行剖析；其次结合合肥市宏观经济和相关政策、文化因素、市场供求等因素，系统地阐述了合肥市商业地产迅速发展的原因，并找出其中所遇到的问题，提出了相应的解决对策，最后从未来商业业态的转变、发展格局等角度对合肥市商业地产发展趋势进行预测分析，希望能为相关部门提供借鉴。
[Abstract]:Commercial real estate, as an important carrier of modern cities, is a newly developed new industry in China. In recent years, commercial real estate has developed rapidly because of the commercial demand of urbanization and the suppression of real estate by the state. Hefei as the capital city of Anhui Province, with the rapid development of its economy in recent years, Hefei commercial real estate also ushered in an unprecedented opportunity for development, and showed a rapid development trend. More and more commercial complex projects have sprung up. In 2006, the opening of the National purchase Square opened the curtain for the development of the shopping center in Hefei. And the strong entry of Wanda Square in 2010 indicates that Hefei's commercial format will formally change from the traditional department store to the shopping center, and the shopping center will become the dominant business model of Hefei in the future. At the same time also set off the development of commercial real estate in Hefei upsurge. This paper focuses on the development of the commercial real estate market in Hefei to carry out a detailed analysis, first of all, the author read a large number of domestic and foreign literature, Taking the related concepts of commercial real estate and the analysis method of commercial real estate market as the theoretical support of this paper, this paper focuses on the four administrative divisions of Hefei and the present situation of the development of commercial real estate in the new administrative district. At the same time, the current commercial situation of the key commercial district in Hefei is also studied, and the development of various representative business forms of commercial real estate in Hefei is analyzed. Secondly, combined with the macroeconomic and related policies of Hefei, cultural factors, This paper systematically expounds the reasons for the rapid development of commercial real estate in Hefei, finds out the problems encountered therein, and puts forward the corresponding solutions. The trend of commercial real estate development in Hefei is forecasted and analyzed from the perspective of development pattern, hoping to provide reference for relevant departments.
