重庆房地产业市场结构、效率与绩效关系研究

【摘要】:随着城镇住房制度改革的深化,房地产业得到了迅速的发展,其为拉动经济增长,改善人民的居住条件做出了巨大贡献。但发展中也存在着诸如房价上涨过快、市场供求结构不均衡、产业绩效低下等问题,针对这些问题,国内外学者分别从不同角度对其进行研究。本文从产业组织角度出发,选取重庆房地产业作为研究对象,以市场力假说和效率结构假说为理论基础,实证分析重庆房地产市场结构、效率与绩效的关系,找出影响重庆房地产业绩效的根源。 本文首先介绍了关于市场结构与绩效关系的理论及相关研究成果。其次,简单分析了重庆地产行业现状,重点分析了重庆房地产行业市场结构。再次,对重庆房地产业效率进行测算,并做了分析。最后,在测算重庆房地产行业绩效的基础上,对重庆房地产行业市场结构与绩效的关系进行了分析,并根据结论结合发展现状提出政策建议。 本文主要得出以下结论:(1)重庆房地产行业集中度还比较低,,按照集中度对市场结构的划分标准,重庆房地产市场属于竞争型市场结构,但重庆房地产业的集中度在不断提高。通过对重庆房地产业六类资质企业市场份额的测算,发现在市场份额总量上,二级、三级和暂定级企业的市场份额占主导地位。(2)重庆房地产业技术效率不高的原因是规模效率不高,即企业没有达到最优的规模,资源没有得到最优的配置。(3)重庆房地产行业不存在市场力假说,但具有一定的规模效率结构假说的特点,认为效率是影响重庆房地产业绩效的主要因素。
[Abstract]:With the deepening of urban housing system reform, the real estate industry has developed rapidly, which has made a great contribution to stimulating economic growth and improving the living conditions of the people. The market supply and demand structure is unbalanced and the industry performance is low. In view of these problems, scholars at home and abroad have studied them from different angles. This paper selects Chongqing real estate industry as the research object from the angle of industrial organization. On the basis of market power hypothesis and efficiency structure hypothesis, this paper empirically analyzes the structure of Chongqing real estate market, the relationship between efficiency and performance, and finds out the root of affecting the performance of Chongqing real estate industry. This paper first introduces the theory of the relationship between market structure and performance and related research results. Secondly, it briefly analyzes the current situation of real estate industry in Chongqing, focusing on the structure of real estate market in Chongqing. Finally, on the basis of measuring the performance of Chongqing real estate industry, the relationship between market structure and performance of Chongqing real estate industry is analyzed. And according to the conclusion of the development of the current situation and put forward policy recommendations. The main conclusions of this paper are as follows: 1) the concentration of real estate industry in Chongqing is still relatively low. According to the standard of market structure, the real estate market in Chongqing belongs to the competitive market structure. However, the concentration of the real estate industry in Chongqing is constantly increasing. Through the calculation of the market share of the six types of qualified enterprises in Chongqing real estate industry, it is found that in the total market share, the second level, The reason why the technical efficiency of the real estate industry in Chongqing is not high is that the scale efficiency is not high, that is, the enterprises do not reach the optimal scale. The market power hypothesis does not exist in Chongqing real estate industry, but it has the characteristics of scale efficiency structure hypothesis, which holds that efficiency is the main factor influencing the performance of Chongqing real estate industry.
