房地产信息管理系统设计与实现

【摘要】：随着计算机技术、网络技术、信息技术的快速发展，给房地产信息化管理带来机遇，通过现代化管理手段实现房地产日常办公网络化、房地产数据互联化、共享化已经成为未来发展趋势，同时房地产数据信息化也是国家住建部要求发展方向。本论文就是基于这样的背景进行基于J2EE技术的房地产信息管理系统设计与实现，以推动房地产信息化建设。本文以一家房地产企业为背景进行房地产信息管理系统设计，在进行论文研究背景和国内外研究现状评述的基础上，对系统设计相关技术与理论进行了评述。分析了房地产集团公司的组织架构以及背景，此基础上对房地产集团公司业务流程进行了详细地分析，本论文主要的工作内容有：（1）在进行企业需求调研分析时，论文利用统一建模语言（UML）和面向对象的分析方法对企业认购、订购、认租、退租流程进行了详细的分析，以及从多个角度分析了企业业务需求与系统体系结构，包括系统销售管理、工程管理、财务管理、系统管理功能和系统非功能性需求。（2）系统在框架设计上采用了MVC架构，论文对MVC架构设计过程进行了详细说明，分别对用户表示层、业务逻辑层、数据持久层实现过程进行了详细的分析说明，，并完成系统销售管理、工程管理、财务管理、系统管理功能设计与系统数据库设计，充分利用J2EE的可跨平台性和Hibernate数据访问对象在数据层的透明访问来集成和兼容不同平台下的不同数据库，以此架构为基础支撑起整个系统的业务逻辑实现，同时对系统数据系统优化做了详细分析。（3）在论文的最后对系统MVC架构、数据库、系统功能实现效果进行展示，并以房屋销售管理、认租管理、房屋资源管理为重点介绍了其实现过程，以及完成了系统业务与性能测试，并对系统设计进行了总结与展望。
[Abstract]:With the rapid development of computer technology, network technology and information technology, it brings opportunities to real estate information management. Sharing has become a trend in the future. At the same time, the development direction of real estate information is also required by the Ministry of Housing and Construction. This paper is based on this background to design and implement the real estate information management system based on J2EE technology. In order to promote real estate information construction. In this paper, a real estate information management system is designed in the background of a real estate enterprise. The related technology and theory of the system design are reviewed. The organizational structure and background of the real estate group company are analyzed. On this basis, the business process of the real estate group company is analyzed in detail. The main contents of this paper are as follows:. 1) in the process of enterprise demand investigation and analysis, this paper makes use of unified modeling language (UML) and object-oriented analysis method to analyze the process of enterprise subscription, subscription, rental recognition and rent-refund in detail. It also analyzes the business requirements and system architecture from several angles, including system sales management, engineering management, financial management, system management functions and system non-functional requirements. In this paper, the design process of MVC architecture is described in detail, and the realization process of user presentation layer, business logic layer and data persistence layer are analyzed in detail. And complete the system sales management, engineering management, financial management, system management function design and system database design, Taking full advantage of the cross-platform nature of J2EE and the transparent access of Hibernate data access objects in the data layer to integrate and compatible with different databases under different platforms, this framework supports the implementation of the business logic of the whole system. At the same time, the system data system optimization is analyzed in detail. At the end of the thesis, the realization effect of system MVC structure, database and system function is demonstrated, and the realization process of the system is introduced with emphasis on housing sales management, rent recognition management and housing resource management. The test of system business and performance is completed, and the design of the system is summarized and prospected.
