Z房地产公司财务风险分析与防范研究

【摘要】:随着我国经济的不断发展,人们对住房的需求总体上在持续增长。我国的房地产行业发展为我国重要的国民经济行业。房地产项目经营具有投资金额大且资金回收慢等特点,所以其财务风险较高。因此,在房地产企业的日常经营当中,研究如何防范财务风险,对房地产企业的健康持续地发展有着重要的意义。Z房地产公司是我国一家房地产上市公司。近几年,Z房地产公司的财务状况不容乐观,研究如何防范财务风险对Z房地产公司至关重要。在这一背景下,本文以Z房地产公司为研究对象,针对其财务风险问题,对如何防范财务风险进行了系统的分析和深入的研究。本文首先介绍了论文的研究背景、研究目的和研究意义,把国内外对财务风险的相关理论研究成果进行了梳理。继而,界定了风险、财务风险的定义,分析财务风险的特征,介绍了关于财务风险的相关理论。然后,对Z房地产公司目前存在的财务风险从筹资、投资、营运和收益分配四个角度进行识别与成因分析,发现Z房地产公司存在资本结构不合理、过度依赖银行贷款等问题。并用因子分析法进行财务风险评价,建立适用于Z房地产公司的评价模型。最后,根据对财务风险的分析提出相应的防范措施,以期为Z房地产公司提高财务风险防范能力提供帮助,并力争为全国与Z房地产公司类似的房地产上市公司提供一定的借鉴。
[Abstract]:With the development of our country's economy, people's demand for housing is increasing continuously. The real estate industry of our country has developed into an important industry of national economy in our country. The management of real estate project has the characteristics of large investment amount and slow recovery of funds, etc. So its financial risk is relatively high. Therefore, in the daily operation of real estate enterprises, how to prevent financial risks is studied. It is of great significance for the healthy and sustainable development of real estate enterprises. Z Real Estate Company is a listed real estate company in China. In recent years, the financial situation of Z Real Estate Company is not optimistic. It is very important for Z real estate company to study how to prevent the financial risk. Under this background, this paper takes Z real estate company as the research object, aiming at the financial risk problem of Z real estate company. Firstly, this paper introduces the research background, purpose and significance of the research, combs the related theoretical research results of financial risk at home and abroad. This paper defines the risk, the definition of the financial risk, analyzes the characteristics of the financial risk, introduces the relevant theory about the financial risk. It is found that Z real estate company has some problems such as unreasonable capital structure, excessive reliance on bank loans and so on. Factor analysis is used to evaluate the financial risk of Z real estate company. Finally, according to the analysis of the financial risk, the corresponding preventive measures are put forward in order to help Z real estate company to improve its ability to prevent financial risk. And strive to provide a reference for the country and Z real estate companies similar to the real estate listed companies.
