H公司房地产项目工程施工质量卓越提升的研究

【摘要】:房地产行业在推动国民经济发展方面扮演着重要角色,是国民经济有效运行的支柱产业之一。房地产价格不仅会对整体的经济形势产生极大的影响,,更关乎着人民的生活水平,好的居住环境应该是以卓越的质量为前提的。然而,随着近年来房地产业的快速膨胀,滞后的质量管理水平已无法匹配建设投资的速度,加之房地产企业急于追求市场份额,扩大规模,严重忽视工程质量,导致管理问题、质量问题不断凸显。“豆腐渣工程”频繁曝光,业主投诉不断,不仅严重影响企业的品牌形象及信誉度,更是造成了社会资源的极大浪费。 因此,本人针对华夏幸福基业近年的管理实践,基于全面质量管理理论,结合在华夏幸福基业多年的工作经验,通过详细分析,在工程质量管理卓越提升方面进行深入的比较和探讨,全面了解了全面质量管理理论的三阶段控制原理,并指出依据该原理进行全过程的质量管理,提出解决房地产企业质量管理中存在问题的思路和方法取得了较显著的效果。主要工作与结论归结如下: 首先,根据全面质量管理理论的三阶段控制原理进行全过程的质量管理是本文的研究重点; 其次,分别从房地产行业项目、质量管理及房地产行业全面质量管理三个角度对本文研究的理论基础进行了全面的把握,然后在此基础上提出了依据三阶段控制原理对房地产项目工程进行全过程的质量管理。 再次,对房地产项目质量管理的内容进行了深入了解。在掌握全面质量管理理论的基础上指出房地产企业建设项目的质量管理工作应该更加注重前置性,从全过程的角度处理工程质量管理工作,在公司范围进行了施工准备、施工过程、施工阶段事后的质量管理,即分别从事前、事中、事后三个阶段进行全面改革的实施,主要措施有: 最后,对G分公司E项目进行实例分析,结果显示,E项目在公司工程质量管理改革后在第三方工程质量评估中取得了显著成效,工程质量管理明显提升。实例分析表明,文章提出的工程质量管理模式实践性强,并具有一定普适性,能够为其他房地产企业提供良好的借鉴。 本文的创新点为:在结合华夏幸福基业自身的特点上,引入全面质量管理理论,提出一系列工程质量管理体系的改革措施,从事前、中、后三个阶段实施全过程的质量管理,并辅以实例为证,以期为其他房地产企业在工程质量管理的探索之路中提供借鉴。
[Abstract]:The real estate industry plays an important role in promoting the development of the national economy and is one of the pillar industries for the effective operation of the national economy. Real estate prices not only have a great impact on the overall economic situation, but also affect the standard of living of the people. A good living environment should be based on excellent quality. However, with the rapid expansion of the real estate industry in recent years, the lagging level of quality management can no longer match the speed of construction investment, and the real estate enterprises are eager to pursue market share. Expansion of scale, serious neglect of project quality, leading to management problems, quality problems continue to highlight. "bean curd project" frequent exposure, owners' complaints, not only seriously affect the brand image and credibility of enterprises, It also caused a great waste of social resources. Therefore, in view of the management practice in recent years, based on the theory of total quality management and combined with the working experience of many years in China, I have analyzed in detail. This paper makes a deep comparison and discussion on the outstanding promotion of engineering quality management, fully understands the three-stage control principle of total quality management theory, and points out that the whole process of quality management is carried out according to this principle. The ideas and methods to solve the problems existing in the quality management of real estate enterprises have achieved remarkable results. The main work and conclusions are summarized as follows:. Firstly, according to the three-stage control principle of total quality management theory, the whole process quality management is the focus of this paper. Secondly, from the real estate industry project, the quality management and the real estate industry total quality management three angles to this article research theory foundation has carried on the comprehensive grasp, Then, based on the three-stage control principle, the whole process quality management of real estate project is put forward. Thirdly, the content of quality management of real estate projects is deeply understood. On the basis of mastering the theory of total quality management, it is pointed out that the quality management of construction projects in real estate enterprises should pay more attention to the preemption. From the point of view of the whole process, the construction preparation, the construction process and the post-construction stage quality management are carried out in the company scope, that is, the overall reform is carried out in the three stages, namely, before, during and after the construction, respectively. The main measures are:. Finally, a case study on project E of G Branch is carried out. The results show that the project has achieved remarkable results in the third party engineering quality assessment after the reform of engineering quality management, and the project quality management has been improved obviously. The project quality management mode put forward in this paper has strong practicality and universality, and can be used for reference by other real estate enterprises. The innovation points of this paper are as follows: in combination with the characteristics of Huaxia happiness industry itself, introducing the theory of total quality management, the author puts forward a series of reform measures of engineering quality management system, and carries out the whole process of quality management in three stages: before, in the middle and in the last three stages. It also provides reference for other real estate enterprises in the exploration of engineering quality management.
