房地产抵押估价中批量评估法的应用研究

【摘要】:随着我国金融市场的全面开放,银行间的竞争也日益激烈,在此条件下,商业银行开始注重加强成本管理,精细化各层面成本收益信息,降低风险,提高自身的价值创造力和市场竞争能力。因此,采用科学的评估方法对抵押房地产价值进行及时、动态、合理、客观、公允地评估,也就成为商业银行加强风险管理的重要环节。批量评估技术的重要的特性在于它将大量的计量、统计检验等数学工具纳入评估过程,评估结果会更加客观、精确。在国外,批量评估的应用已有几十年的历史,相对于我国来说,国外的批量评估技术也比较成熟。目前,批量评估技术除了已普遍应用于财产税税基批量评估系统外,还在与房地产估价及管理相联系的私人领域,如在商业银行等金融机构广泛应用。因此,借鉴国外的先进经验,将有助于我们更好的建立适合我国的房地产抵押价值批量评估模型。根据央行最新的研究报告显示,我国住宅房地产抵押贷款总量大,,且近年来增速较快。随着大数据时代的到来,批量评估法在我国房地产抵押价值评估领域的应用也面临着机遇与挑战。 围绕研究主题,本文首先介绍了房地产抵押估价和批量评估法的相关理论,以及批量评估的技术原理与流程。通过对我国住宅房地产抵押状况的分析,阐述了我国房地产抵押估价中批量评估法的应用优势和面临的机遇。接着,本文详细的介绍了国内外房地产抵押估价中批量评估法的应用实践,在总结国外经验的基础上,选取案例对模型的构建进行演示,最后本文提出完善我国房地产抵押估价中批量评估法应用的若干建议。
[Abstract]:With the overall opening of our financial market, the competition among banks is becoming increasingly fierce. Under this condition, commercial banks begin to pay attention to strengthening cost management, refining the cost and income information at all levels, and reducing risks. Therefore, using scientific evaluation method to evaluate the value of mortgage real estate in a timely, dynamic, reasonable, objective and fair way, The important characteristic of batch evaluation technology is that it brings a large number of mathematical tools, such as measurement, statistical inspection, into the evaluation process, and the evaluation results will be more objective and accurate. Batch evaluation has been used for several decades. Compared with our country, batch evaluation technology is mature in foreign countries. At present, batch evaluation technology has been widely used in the property tax base batch evaluation system. It is also widely used in private sectors associated with real estate valuation and management, such as in commercial banks and other financial institutions. It will help us better establish a batch evaluation model of real estate mortgage value suitable for our country. According to the latest research report by the Central Bank, the total amount of residential real estate mortgage loans in China is large. With the arrival of big data's era, the application of batch evaluation method in the field of real estate mortgage value evaluation in China is also facing opportunities and challenges. Around the research topic, this paper first introduces the related theories of real estate mortgage valuation and batch evaluation, as well as the technical principle and process of batch evaluation. This paper expounds the application advantages and opportunities of batch evaluation method in real estate mortgage valuation in China. Then, this paper introduces the application practice of batch evaluation method in real estate mortgage valuation at home and abroad in detail, on the basis of summing up the experience of foreign countries. Finally, this paper puts forward some suggestions on how to improve the application of batch evaluation method in real estate mortgage valuation in China.
