C开发区房地产市场发展的政府引导研究

【摘要】:房地产业在国民经济中具有重要地位,它是整个城镇经济发展的基础性产业,是国民经济的先导性产业,在许多地区房地产业已成为国民经济的支柱产业。近年房地产业逐渐成为国计民生关注的焦点,新建区域房地产市场更成为吸引投资的热点。新建开发区、经济区等设立承载着发挥产业集聚、集约发展、推进经济增长方式转变的历史使命,房地产业对新建区域发展重要性不言而喻,引导促进新建区域房地产市场健康稳定发展意义重大。 本文以C开发区为例,研究新建区域房地产市场发展过程的政府引导,总结发展引导过程中的经验和不足,为C开发区房地产市场未来发展和政府引导提供参考和借鉴。并通过对C开发区的研究抽象出,可借鉴的新建区域房地产市场发展和引导的理念及思路。 本文在总结分析C开发区房地产市场发展及政府引导过程中,使用了理论梳理、实践梳理、比较研究法、规范研究法等研究方法。首先介绍了C开发区建区以来房地产市场发展情况、取得成就以及存在的问题。其次分析了C开发区房地产市场发展中政府引导现状,评价了C开发区房地产市场政府引导效果及存在的问题,总结了政府引导存在的问题。接着对三个国内典型开发区房地产市场发展中政府引导模式进行了分析,总结出新建开发区房地产市场发展引导的借鉴与警示。最后,指出了近期C开发区房地产市场面临的压力,对C开发区房地产市场发展及政府引导给出了认清供需失衡的主要矛盾、参照真实科学指标、引进知名开发企业、树立标杆项目、成立房地产行业协会等建议,相关建议也可作为其他新建企业房地产市场发展和政府引导的借鉴。
[Abstract]:The real estate industry plays an important role in the national economy. It is the basic industry of the development of the whole town economy and the leading industry of the national economy. In many areas, the real estate industry has become the pillar industry of the national economy.In recent years, the real estate industry has gradually become the focus of the national economy and the people's livelihood, and the new regional real estate market has become a hot spot to attract investment.The establishment of new development zones and economic zones bears the historical mission of giving full play to industrial agglomeration, intensive development and promoting the transformation of economic growth mode. The importance of real estate to the development of new regions is self-evident.It is of great significance to guide and promote the healthy and stable development of the new regional real estate market.Taking the C Development Zone as an example, this paper studies the government guidance of the development process of the new regional real estate market, summarizes the experience and shortcomings in the development guidance process, and provides reference and reference for the future development and government guidance of the real estate market in the C development zone.Through the research of C development zone, the paper abstracts the ideas and ideas of the development and guidance of the new regional real estate market.In the process of summing up and analyzing the development of real estate market and the guidance of the government in the C development zone, this paper uses some research methods, such as theory combing, practice combing, comparative research method, standardizing research method and so on.Firstly, the paper introduces the development of real estate market, achievements and problems since the establishment of C development zone.Secondly, the paper analyzes the current situation of government guidance in the development of real estate market in development zone C, evaluates the effect and problems of government guidance in real estate market of development zone C, and summarizes the problems existing in government guidance.Then the paper analyzes the government guiding mode in the development of the real estate market in three typical domestic development zones, and sums up the reference and warning of the guidance of the development of the real estate market in the new development zone.Finally, the paper points out the pressure that the real estate market in C development zone is facing in the near future, and gives a clear understanding of the main contradiction between supply and demand imbalance for the development of real estate market and the guidance of the government in C development zone, and introduces famous development enterprises according to the true scientific indicators.The suggestion of setting up a benchmark project and establishing a real estate industry association can also be used as a reference for the development of the real estate market of other newly built enterprises and the guidance of the government.
