遂宁仁湖花园地产项目可行性研究

【摘要】:可行性分析是商业房地产开发决策分析的重要步骤,它通过多开发项目市场、经济、财务、技术、风险等方面的综合评价和论证,能有效降低投资风险,保障投资效益。我国居民可支配收入快速的增加,社会消费观念的转变和消费能力的提高,以及商务交流活动的逐渐频繁等,共同促进了商业房地产的活跃和繁荣发展,其高收益性的特征吸引越来越多地开发商投资该领域。然而,商业房地产项目涉及的利益相关者多、产业链条长,且项目收益主要来自后期招商管理、商业租售和物业升值等,造成项目风险性大。这在客观上需要采用科学、系统和有效的方法进行商业房地产项目投资的可行性分析和论证。遂宁商业房地产开发项目是遂宁市推动城镇化开发、改善城市面貌和提升商业品质的重要建设项目,本文在学习和掌握项目管理系统知识的基础上,研究遂宁商业房地产开发项目决策分析阶段的项目管理问题,主要包括7大部分的内容:项目可行性决策分析管理理论基础;商业房地产可行性分析的主要内容和方法;遂宁置信仁湖花园项目概述;遂宁置信仁湖花园项目市场经营环境分析和SWOT分析;遂宁置信仁湖花园项目市场定位及推广;遂宁置信仁湖花园项目经济可行性分析;遂宁置信仁湖花园项目风险及应对措施等。本文尝试建立有关商业房地产项目可行性分析的基本研究框架,既有利于为遂宁置信仁湖花园投资和经营管理决策提供全面客观的参考,又可以为其他商业房地产项目的开发提供有价值的借鉴。
[Abstract]:Feasibility analysis is an important step in the decision analysis of commercial real estate development. It can effectively reduce investment risk through comprehensive evaluation and demonstration of multi-development project market, economy, finance, technology, risk, etc. The rapid increase in the disposable income of Chinese residents, the transformation of social consumption concept and the improvement of consumption ability, as well as the gradual frequent business exchanges have jointly promoted the active and prosperous development of commercial real estate. Its high profitability features attract more and more developers to invest in this field. However, commercial real estate projects involve a large number of stakeholders, and the industry chain is long, and the project proceeds mainly come from late investment management, commercial leasing and sale, and property appreciation, etc. It is necessary to adopt scientific, systematic and effective methods to analyze and prove the feasibility of commercial real estate project investment. The Suining commercial real estate development project is to promote urbanization development in Suining City. On the basis of studying and mastering the knowledge of project management system, this paper studies the project management in the decision analysis stage of Suining commercial real estate development project. It mainly includes seven parts: the theoretical basis of project feasibility decision analysis and management, the main content and method of commercial real estate feasibility analysis, the outline of Suining confidence Renhu Garden project; Suining confidence Renhu Garden project market environment analysis and SWOT analysis, Suining confidence Renhu Garden project market positioning and promotion, Suining confidence Renhu Garden project economic feasibility analysis; Suining believes in the risks and countermeasures of the Renhu Garden Project. This paper attempts to establish a basic research framework for the feasibility analysis of commercial real estate projects. It can not only provide a comprehensive and objective reference for investment and management decision of Suining confidence Renhu Garden, but also provide valuable reference for the development of other commercial real estate projects.
