5S管理在YG房地产企业中的应用研究

【摘要】:起源于日本的5S管理是一种现场管理方法,较早以前中国企业就采取了这种管理方法,成功经验主要是在制造业,房地产行业基本没用到。5S的推行可以帮助房地产企业对自己比较关心的项目成本和工期控制起到促进作用。5S管理可以提高房地产企业员工素质,提升房地产企业形象,提升房地产企业竞争力。 我公司是云南省的一个中小房地产企业,公司成立于2002年,公司的企业形象比较好。针对公司现在项目存在的问题,运用5S管理的相关理论,对施工现场的现场管理状况进行分析,提出改进措施。 论文分为五章,第一章绪论,第二章相关理论综述,第三章某房地产企业现状分析,第四章5S在公司运用研究,第五章结论与展望。 论文首先对5S管理的基本概念进行了阐述,论述了5S与ISO9000、ISO14001、 OHSAS18001的关系,认为5S管理是企业管理的基础。其次,根据公司项目现场情况,设计5S应用方案,提出推行步骤-PDCA循环法。再次,根据公司要求的目标,将PDCA循环法运用到5S管理的推进。重点是实施阶段对整理、清扫、整顿、清洁、素养的具体推进。最后对工程按时完工后进行一个总结。 希望本文的研究能给房地产企业的现场管理提供借鉴和帮助。
[Abstract]:The 5S management, which originated in Japan, is a kind of on-site management method, which was adopted by Chinese enterprises earlier. The successful experience is mainly in the manufacturing industry.The implementation of .5S in the real estate industry can help the real estate enterprises to promote the project cost and duration control that they are more concerned about. 5S management can improve the quality of the employees of the real estate enterprises and enhance the image of the real estate enterprises.Improve the competitiveness of real estate enterprises.My company is a small and medium-sized real estate enterprise in Yunnan Province, the company was founded in 2002, the company's corporate image is better.In view of the problems existing in the present project of the company, using the relevant theory of 5S management, this paper analyzes the field management situation of the construction site, and puts forward the improvement measures.The thesis is divided into five chapters: the first chapter is an introduction, the second chapter is a summary of relevant theories, the third chapter is an analysis of the present situation of a real estate enterprise, the fourth chapter is a research on the application of 5S in a company, the fifth chapter is a conclusion and prospect.Firstly, the basic concept of 5S management is expounded, and the relationship between 5S and ISO9000ISO 14001, OHSAS18001 is discussed. It is considered that 5S management is the foundation of enterprise management.Secondly, according to the project site situation, the 5S application scheme is designed, and the step-PDCA cycle method is put forward.Thirdly, according to the requirements of the company, the PDCA cycle method is applied to the 5 S management.Focus on the implementation of the stage of consolidation, cleaning, rectification, cleaning, literacy specific promotion.Finally, the project is completed on time to carry out a summary.Hope this research can provide reference and help for the real estate enterprise field management.
