基于数据挖掘技术的房地产企业销售管理系统的设计与实现

【摘要】：随着房地产业成为我国经济发展的支柱产业以来，各大房地产销售企业如雨后春笋般出现，而且各房产企业之间的竞争也在加剧。如何通过信息化手段，提升客户服务满意度、提高企业销售业绩，，是各房产销售企业共同面对的问题。课题以东渡国际集团为研究对象，从实际的销售业务管理出发，探索信息技术在销售管理中的应用，达到提高企业销售业绩的目的。本文介绍了房地产企业销售管理系统的设计和实现，首先介绍了课题研究的背景和国内外研究现状，并通过用例图描述了用户的需求，然后基于用户需求，探讨了系统的数据库实现方案，在此基础上，给出了企业销售管理系统的详细设计和实现过程，同时，基于数据数据技术，以具体的案例，讨论了数据挖掘的实现。最后，论文探讨了系统的验证和测试方案，给出了具体的测试用例和数据。论文工作取得的成功主要包括两个方面：（1）采用ASP.NET技术、Visual Studio2008程序开发平台、Microsoft SQL Server2005数据库，开发了基于B/S三层体系结构的销售管理系统，该系统包括了楼盘管理、楼房管理、客户管理、销售管理等功能应用；（2）利用数据挖掘技术，对客户基本信息进行了分析，构造了决策树，并提取了分类规则。通过数据分析，可以基于客户的基本信息，判断客户的购买意向，从而提高客户服务和销售工作的针对性，为领导的决策提供有价值的参考，并最终提高企业的销售业绩。本文讨论的房地产企业销售管理系统，技术方案采用了多层架构和数据挖掘，提高了软件的灵活性和实用性。目前，该房地产企业销售管理系统已在东渡国际集团上线运行，从实际运行状况看，该系统的使用，对于提高销售管理工作效率和销售业绩有着显著成效。
[Abstract]:Since the real estate industry has become the pillar industry of our country's economic development, all the real estate sales enterprises have sprung up, and the competition among the real estate enterprises is also intensifying.How to improve customer service satisfaction and sales performance through information technology is a common problem faced by real estate sales enterprises.Taking Dongdu International Group as the research object, this paper explores the application of information technology in sales management from the point of view of actual sales business management, so as to achieve the purpose of improving the sales performance of enterprises.This paper introduces the design and implementation of the sales management system of real estate enterprises. Firstly, it introduces the background of the research and the current research situation at home and abroad, and describes the needs of the users through the use case diagram, and then based on the needs of the users.On the basis of this, the detailed design and implementation process of the enterprise sales management system are given. At the same time, based on the data technology, the realization of data mining is discussed with a concrete case.Finally, the paper discusses the verification and test scheme of the system, and gives the specific test cases and data.The success of this paper mainly includes two aspects: 1) using ASP.NET technology to develop Microsoft SQL Server2005 database, and developing a sales management system based on B / S three-tier architecture. The system includes building management and building management.Based on data mining technology, this paper analyzes the basic information of customers, constructs a decision tree, and extracts the classification rules.Through the data analysis, we can judge the customer's purchase intention based on the customer's basic information, so as to improve the pertinence of the customer service and sales work, provide valuable reference for the leader's decision, and finally improve the enterprise's sales performance.The real estate enterprise sales management system discussed in this paper adopts multi-layer structure and data mining, which improves the flexibility and practicability of the software.At present, the sales management system of the real estate enterprise has been running in Dongdu International Group. From the actual operation condition, the use of the system has a remarkable effect on improving the efficiency of sales management and sales performance.
