基于EDSH框架的房地产交易核价系统的研究与实现

【摘要】:根据《财政部和国家税务总局关于开展应用房地产评税技术核定交易环节计税价格工作的通知》和《关于开展应用房地产评税技术核定交易环节计税价格工作的通知》的相关政策,针对原先房地产征税过程中申报交易价格显现出来的诸多弊端,亟待开发一套房地产交易核价系统来进行房地产交易价格申报环节的核定,避免房地产税收的流失和降低纳税人房地产评估环节纳税成本。本人作为开发人员参加了首套房地产交易核价系统的开发,本文对房地产交易核价系统实际开发中所涉及的关键技术点和业务需求设计进行阐述。应用关键技术完成系统开发后投入实际应用,系统实际应用满足了可靠性和高效性的需求。本文的主要贡献如下: 首先,分析了目前房地产交易征税时价格评估的现状,由此阐述了批量评估理论应用于房地产业进行房地产价格批量评估的优势。接着阐述了具体的实现方法,采用特征价格模型建立数学方程对房地产价格进行批量评估分析。该方法基于大量的数据分析,结合现代的统计学方法,保证了系统数据的有效性和合理性。 其次,对系统开发的应用框架进行阐述,针对传统经典的SSH框架,分析其存在的缺陷,研究了EDSH的改进框架。该框架保留了SSH框架中的Spring和Hibernate优秀框架,整合Ext+DWR框架,实现了系统页面的高品质设计和数据的高效率访问。 再次,在上述两个技术点的基础上,结合客户采用本地化优化的办公新模式,对系统进行了需求的分析和系统业务的设计。同时,阐述了系统开发需要达到的指标。 最后,基于EDSH框架实现了系统的开发,开发完成后本文对系统结果进行了展示。同时,对系统开发中和开发完成后的进行相应的测试,保证了系统功能的完善性和数据的合理性。 系统经过实施调试和服务器的上线运行,结果表明系统能正常运行各种已开发的功能,且表现良好。税务部门反馈房地产交易核价系统提升了他们的工作效率,简化了办税流程,为广大纳税人提供了更好的流程体验和节省了更多的纳税成本。同时,增进了税务部门对房地产信息的管理,使核价信息更加透明化,,实现了现代化的科学管理。
[Abstract]:According to the Circular of the Ministry of Finance and the State Administration of Taxation on the work of applying Real Estate Appraisal Technology in the Appraisal of the Taxation Price in the Trade Link, and the work on the Application of the Real Estate Appraisal Technology in the Appraisal of the Trade Link Taxation PriceThe relevant policy of the notice >,In view of the many disadvantages of declaring the transaction price in the course of the original real estate tax collection, it is urgent to develop a real estate transaction nuclear price system to check and verify the real estate transaction price declaration link.Avoid the loss of real estate tax and reduce the cost of real estate assessment.As a developer, I took part in the development of the first real estate transaction nuclear pricing system. This paper describes the key technology points and business requirements design involved in the real estate transaction nuclear price system development.The key technology is applied to the development of the system, and the practical application of the system meets the requirements of reliability and efficiency.The main contributions of this paper are as follows:First of all, the paper analyzes the current situation of price evaluation when real estate transactions are taxed, and expounds the advantages of batch evaluation theory applied to real estate industry in real estate price evaluation.Then the realization method is expounded, and the mathematical equation is established by using the characteristic price model to evaluate and analyze the real estate price in batches.This method is based on a large number of data analysis and modern statistical methods to ensure the validity and rationality of the system data.Secondly, the application framework of the system development is expounded, and the defects of the traditional SSH framework are analyzed, and the improved framework of EDSH is studied.The framework retains the excellent framework of Spring and Hibernate in the SSH framework, integrates the Ext DWR framework, and realizes the high quality design of the system pages and the efficient access of the data.Thirdly, on the basis of the above two technical points, combined with the localization and optimization of the new office mode, the system needs analysis and system business design.At the same time, the system development needs to achieve the indicators.Finally, the system is developed based on EDSH framework.At the same time, the system is tested during and after the development, which ensures the perfection of the system function and the rationality of the data.The system is debugged and the server is running online. The results show that the system can run all kinds of developed functions normally and perform well.Tax departments feedback real estate transaction pricing system to improve their efficiency, simplify the tax process, provide a better process experience for taxpayers and save more tax costs.At the same time, it enhances the management of real estate information in tax department, makes the nuclear price information more transparent, and realizes the modern scientific management.
