东景公司设计管理创新研究

【摘要】:自改革开放以来,尤其是近二十年的快速城市化发展进程中,在巨大的市场需求量的推动下,庞大的建设规模和惊人的建造速度,使得房地产行业进入了飞速发展时期,逐步成为社会经济发展支柱产业,同时因为房地产开发行业的发展也带动了相关关联性产业的进步。然而时至今日,由于资源价格、市场、政策等因素的影响,导致行业格局发生了深刻的变化。在经历市场逐步理性和规范化,以及国家经济转型改革的逐步深入,行业集中度提高,如何在激烈的市场环境中和频繁的国家干预性政策变化双重压力下求得生存和进一步的发展、壮大的机会,是每个房地产开发企业需要思考和开始着手解决的课题。设计管理在房地产开发企业中往往起到“龙头”作用,带动企业的发展方向,影响企业的专业技术水平,塑造企业的品牌形象。本文以保定市本土房地产开发企业保定东景公司设计管理体系发展为例,以公司核心业务部门规划设计中心为对象,对其管理体系与能力建设进行深入分析,通过对管理相关理论的学习,并与工作实际相结合,针对设计管理如何面对市场的变化和竞争,设计管理业务发展方向和路径,设计管理体系组织结构调整,针对新的业务发展模式如何合理划分工作界面和完善组织绩效考核机制,如何利用现代新技术构建企业新型核心竞争力,保证企业的可持续发展等问题的研究,提出解决方案。找到适合新型市场需求,适合房地产开发企业转型升级,推广性强,快速、高效、准确地提高设计管理工作效率的方法。
[Abstract]:Since the reform and opening up, especially in the rapid urbanization process of nearly twenty years, the huge scale of construction and the amazing speed of construction have made the real estate industry enter a period of rapid development, and gradually become the pillar industry of social and economic development and the development of the real estate development industry. It has also led to the progress of related related industries. However, today, the impact of resources, market, policy and other factors have led to profound changes in the industry pattern. In the process of gradual market rationality and standardization, and the gradual deepening of the reform of the national economic transformation, the concentration of industry has increased, and how to be in the fierce market environment. Under the double pressure of the frequent state intervention policy, it is a problem that every real estate development enterprise needs to think and begins to solve under the double pressure of the change of state intervention policy. Design management plays the "leading role" in the real estate development enterprise, drives the development direction of the enterprise, and affects the professional skill of the enterprise. With the development of the design management system of Baoding Dongjing company in Baoding local real estate development enterprise as an example, this paper takes the planning and design center of the core business department as the object, analyzes its management system and ability construction, through the study of the management theory and the actual work In view of how design management faces the change and competition of the market, design management business development direction and path, design management system organizational structure adjustment, the new business development mode how to rationally divide the work interface and improve the organization performance appraisal mechanism, how to use modern new technology to build the new core competitiveness of enterprises, The research on the sustainable development of the enterprise and other problems, and put forward the solution. It is suitable for the new market demand, suitable for the transformation and upgrading of the real estate development enterprise, and the method of improving the efficiency of the design management.
