嘉联地产顾问有限公司新业务模式研究

【摘要】:随着政府对中国经济持续发展进行结构化调整的意识意愿逐步明确、中国城市化进程速度减弱,房地产的发展已从前期的高速发展和暴利时代转化到正常水平。回归理性的房地产开发从原来的粗放式发展即简单的修建销售发展出很多的开发模式,即涵盖资产经营管理、商业运营等多种运作模式。对房地产顾问公司的服务模式提出更多的需求,不仅仅是简单的销售,需要从开发商前期取地、物业发展模式建议、项目经济价值测算、物业定位、招商、后期商业运营等多方面提供咨询顾问服务。嘉联作为2000年成立的公司经历了成都地产发展的高潮期,2010年被世联地产收购,作为其控股子公司在四川全面开展业务。目前成都大小代理公司逾百家,嘉联的市场排名位于前三,但仍面对强劲对手和众多小公司分食市场。如何利用集团在顾问业务的优势,在房地产开发链的全端提供更具有价值的服务是目前公司面临的核心问题。本论文通过对国外大型房地产顾问公司最近发展模式的研究,结合成都本地实际情况和自身特点,从金融、顾问、高端物业等方面对地产顾问未来的发展提出了新的思考和探索方案。
[Abstract]:Along with the government's consciousness and willingness to make structural adjustment to the sustained development of China's economy, the speed of urbanization in China has weakened, and the development of real estate has been transformed from the early period of high speed development and the era of windfall profits to the normal level. Back to rational real estate development from the original extensive development that is simple construction sales to develop a lot of development models, that is, covering assets management, commercial operations and other operational models. Put forward more demand to the service mode of the real estate consultant company, not only the simple sale, but also need to take the land from the developer, suggest the property development mode, calculate the economic value of the project, locate the property, attract investment, Later business operations and other aspects of advisory services. As a company established in 2000, Jialian experienced the high tide of Chengdu real estate development. It was acquired by Worldwide Real Estate in 2010, and as its controlling subsidiary, it has a full business in Sichuan. At present Chengdu size agency more than 100 Jialian market ranked in the top three but still face strong competitors and a large number of small companies to share the food market. How to make use of the group's advantage in consulting business and provide more valuable services at the whole end of the real estate development chain is the core problem facing the company at present. Through the research on the recent development model of foreign large real estate consulting companies, this paper combines the local conditions and characteristics of Chengdu, from the financial, consultancy, High-end property and other aspects of the future development of real estate consultants put forward new thinking and exploration plan.
