基于SD的绿色建筑投资策略研究

【摘要】:由于环境污染、资源紧缺等问题的日益突出,可持续发展理念越来越受到人们的关注。作为主要能耗产业之一,建筑业发展所带来的占用资源、污染环境的问题越来越突出。“绿色建筑”正是将可持续发展理念与建筑业相结合而产生的。绿色建筑是建筑业发展的必由之路,也是建筑业发展的最终方向。 推动绿色建筑发展的主体是政府、开发商和民众。作为其中最活跃且推动力最强的因素,开发商采不采用绿色建筑、采用什么样的策略投资于绿色建筑都会对绿色建筑发展以及开发商自身发展产生重大的影响。本文研究内容是结合系统动力学原理,通过建立系统动力学模型并进行仿真模拟的方法,探讨开发商在面对绿色建筑投资时,采纳绿色建筑投资是否能促进开发商发展,以及开发商的投资策略和定价策略等会呈现出什么样的发展的趋势的问题。 本文首先对绿色建筑与系统动力学相关知识进行介绍,使读者能够对两方面内容有初步了解,便于加深对本文研究的问题与建立的模型的理解。然后从经典的系统动力学销售模型入手,建立适用于房地产销售的系统动力学。在此基础上对模型进行扩充和修改,引入绿色建筑和定价策略等因素,从而建立以开发商宣传投资策略、绿色建筑投资策略和定价策略为研究对象的系统动力学模型。通过查阅资料等方法,确定模型变量的取值和相互关系。最终对模型进行运行模拟,从而得出问题的结论,并通过解决这些问题的过程,解释了一些现实市场中开发商的策略行为。
[Abstract]:Due to environmental pollution and shortage of resources, people pay more and more attention to the concept of sustainable development. As one of the main energy consumption industries, the problem of environmental pollution caused by the development of construction industry is becoming more and more prominent. Green building is the combination of sustainable development concept and construction industry. Green building is the only way to the development of the construction industry, but also the final direction of the development of the construction industry. The main body of green building development is the government, developers and the public. As one of the most active and driving factors, developers adopt green buildings or not, what kind of strategy to invest in green buildings will have a significant impact on the development of green buildings as well as the development of developers themselves. The research content of this paper is to discuss whether green building investment can promote the development of developers in the face of green building investment by establishing the system dynamics model and simulating the method of simulation combining with the principle of system dynamics. As well as the developer's investment strategy and pricing strategy and so on will present what kind of development tendency question. This paper first introduces the knowledge of green building and system dynamics, which enables readers to have a preliminary understanding of the two aspects, which is convenient to deepen the understanding of the problems and models established in this paper. Then starting with the classical system dynamics sales model, the system dynamics suitable for real estate sales is established. On this basis, the model is expanded and modified, and the factors such as green building and pricing strategy are introduced to establish the system dynamics model, which takes the developer's propaganda investment strategy, green building investment strategy and pricing strategy as the object of study. The value and relationship of model variables are determined by consulting data. Finally, the model is simulated, and the conclusions of the problems are drawn, and through the process of solving these problems, the strategy behavior of some developers in the real market is explained.
