房地产企业轻资产运营能力评价研究

【摘要】：我国房地产企业正处于转型发展阶段,作为转型方向之一的轻资产运营模式目前缺少一个科学合理的评价体系来对企业轻资产运营能力等级进行分析、定位,这在一定程度上限制了企业在轻资产运营方面能力的提升。对房地产企业轻资产运营能力进行评价,为我国房地产企业自身轻资产运营能力的定位和提升提供依据,对促进房地产企业的轻资产转型具有重要意义。本文通过对万达、万科、碧桂园等典型房地产企业在轻资产运营实施过程中的行为进行梳理,总结出我国房地产企业转型轻资产运营的实施方式,并发现在投融资层面和企业经营层面存在的一些问题,迫切需要通过提升房地产企业轻资产运营能力来解决。针对房地产企业轻资产运营的特点,建立了房地产企业轻资产运营能力评价指标体系,包括资金运作能力、项目运作能力、轻资产资源储备能力和可持续发展能力等4个一级指标及相应的若干二级指标,并对各评价指标进行了分析,找出其测度的方法和依据。最后用层次分析法确定了各一、二级指标的权重,从而为房地产企业轻资产运营能力评价提供了科学的评价指标体系。通过评价方法的比选和实例研究发现,物元分析法不仅能够对房地产企业轻资产运营能力做出客观、动态的评价,而且可以检验企业相关能力提升措施的实施效果。通过对2014年和2016年万科轻资产运营能力进行评价,发现万科已经具备较强的轻资产运营能力,在多元化的融资手段创新、卓越的项目运作能力、高水准的服务、创造满足市场新需求的新服务、优秀品牌建设、核心优势业务发展、轻资产资源储备等方面所取得的经验值得其他企业借鉴。本文研究成果为房地产企业轻资产运营能力的评价提供了科学的参考依据,有助于我国房地产企业的转型升级,实现可持续发展。
[Abstract]:China's real estate enterprises are in the stage of transformation and development. As one of the transformation directions, the light assets operation mode lacks a scientific and reasonable evaluation system to analyze and position the operation ability of light assets. To some extent, this limits the ability of enterprises to operate light assets. The evaluation of the light assets operation ability of real estate enterprises provides the basis for the positioning and promotion of the light assets operation ability of the real estate enterprises in our country. It is of great significance to promote the transformation of the light assets of the real estate enterprises. Through combing the behavior of some typical real estate enterprises, such as Wanda, Vanke, country Garden and so on, in the process of light assets operation, this paper sums up the implementation mode of transforming light assets operation of real estate enterprises in our country. It also finds that some problems in investment and financing and enterprise management urgently need to be solved by improving the ability of real estate enterprises to operate light assets. According to the characteristics of light assets operation of real estate enterprises, the evaluation index system of light assets operation ability of real estate enterprises is established, including capital operation ability and project operation ability. Four primary indexes, such as resource reserve ability of light assets and ability of sustainable development, and their corresponding secondary indexes are analyzed, and the methods and basis of their measurement are found out. Finally, the weight of one or two indexes is determined by AHP, which provides a scientific evaluation index system for the evaluation of the operation ability of light assets in real estate enterprises. Through the comparison of evaluation methods and case study, it is found that matter-element analysis method can not only make objective and dynamic evaluation on the operation ability of light assets of real estate enterprises, but also test the implementation effect of relevant measures to enhance the enterprises' ability. Through the evaluation of Vanke's ability to operate light assets in 2014 and 2016, it is found that Vanke already has strong light assets operation capability, innovative financing means, excellent project operation ability, and high standard of service. To create new services to meet the new needs of the market, excellent brand building, core advantage business development, light asset resources reserves and other aspects of the experience is worth learning from other enterprises. The research results of this paper provide a scientific reference for the evaluation of the operation ability of light assets of real estate enterprises, which is helpful to the transformation and upgrading of real estate enterprises in China and the realization of sustainable development.
