诸城市紫光苑小区建设项目进度管理研究

【摘要】：近年来，房地产行业得到了蓬勃的发展，虽然局部地区出现了由于供需关系造成的房价居高不下的社会问题，但是在国家宏观调控政策的引导下，房地产行业正逐步走向健康发展的道路，而人民群众对于改善居住环境的需求也将得到满足。目前，诸城市由于经济的飞速发展，使得城市化进程加快，客观上加大了城市人口对精品居住小区的实际需求。在此背景下，紫光苑小区项目开始立项建设。项目的建设完成不但能够满足地区人民群众的居住需求，，同时也具有积极的社会和经济效益，项目越早完成建设，就能越早实现盈利，并提高产品的核心竞争力和市场份额。因此，紫光苑小区项目的进度管理是整个项目管理的重中之重。论文根据紫光苑小区项目建设的实际情况，分析了项目进度管理的特点以及面临的主要问题。通过使用WBS、网络计划技术以及S型曲线等相关理论方法和技术工具对紫光苑小区项目进度管理进行了较为深入的研究。论文对项目进行了工作分解结构，对项目建设过程中的各项工作的逻辑顺序以及持续时间进行了分析和计算。利用网络计划技术绘制了项目的进度计划网络图，确定其关键路径并进行了优化。同时，针对项目进度管理的实际需求，论文对项目建设过程中的进度控制进行了研究，分析项目进度控制的基本流程和原则。以动态监测、进度分析等方法措施对项目实施有效的进度控制确保项目进度管理的目标的实现。为保障项目进度的有效进行，论文从资源管理、团队建设、影响控制等各个层面制定项目进度管理的保障措施。确保项目进度管理的顺利实施，实现资源利用效率的最大化，提高项目进度管理的整体水平，确保项目建设目标的完整实现。
[Abstract]:In recent years, the real estate industry has developed vigorously. Although there are some social problems caused by the supply and demand relationship in some areas, but under the guidance of the national macro-control policy, The real estate industry is gradually moving towards the road of healthy development, and the people's demand for improving the living environment will also be satisfied. At present, the rapid development of economy in Zhucheng has accelerated the process of urbanization and objectively increased the actual demand of the urban population for the fine residential district. In this context, Ziguangyuan project began to project construction. The construction of the project can not only meet the living needs of the local people, but also have positive social and economic benefits. The sooner the project is completed, the sooner the project can be profitable, and the core competitiveness and market share of the products can be improved. Therefore, Ziguangyuan project schedule management is the top priority of the whole project management. According to the actual situation of Ziguangyuan project construction, the paper analyzes the characteristics of project schedule management and the main problems. Through the use of WBS, network planning technology, S-shaped curve and other related theoretical methods and technical tools to Ziguangyuan project schedule management has been more in-depth research. This paper analyzes and calculates the logical order and duration of each work in the process of project construction. The network diagram of project schedule is drawn by using network planning technology, and its critical path is determined and optimized. At the same time, according to the actual demand of project schedule management, this paper studies the progress control in the process of project construction, and analyzes the basic flow and principle of project schedule control. Dynamic monitoring, schedule analysis and other measures to implement effective progress control to ensure the realization of project schedule management objectives. In order to ensure the effective progress of the project, the paper formulates the guarantee measures of the project schedule management from the aspects of resource management, team building, impact control and so on. To ensure the smooth implementation of project schedule management, to maximize the efficiency of resource utilization, to improve the overall level of project schedule management, and to ensure the complete realization of project construction objectives.
