房地产住宅项目全过程成本管理研究

【摘要】:近年来,中国的房地产行业经历了国际金融危机及国内最严厉的宏观政策调控,给房地产行业带来了诸多不利因素、影响深远。然而,随着市场不断地复苏,行业的竞争也日趋激烈及规范化。在这种形势下,房地产企业想要获得稳定的经营利润,除了须密切关注和研究客户偏好、以准确的项目定位来提供畅销的产品外,房地产企业的项目成本管理还应向精细化管理模式靠拢,旨在想方设法地降低项目开发成本,严控各项费用的支出。 在激烈的市场竞争中,项目成本管理状况的好坏成为了房地产企业生存和发展的一个关键性决定因素;同时,它也直接关系到成本管理制度建设和成本管控体系运行的效果。如何向成本管理要效益来促进企业持续良性发展呢?基于此目的,,本论文对房地产住宅项目全过程成本管理进行了专项研究。 在此基础上,本论文主要剖析了国内房企住宅项目成本管理现状及问题,并从成本管控体系建设及项目实施两个方面,提出了解决措施及合理化建议。在成本管控体系的建设方面,强调全面加强成本责任意识的培养与执行的重要性,强调建立完善的成本制度是实现成本管控的重要保障。在项目实施方面,重点阐述了以目标成本为主线的管理模式,以及在项目实施关键环节中采用积极的管理措施,来达到成本有效管控的目的,最终保障项目盈利。本文还从理论结合实际角度,通过案例分析,对论文的观点加以佐证及应用,以期对相关房企的成本管理有借鉴意义。
[Abstract]:In recent years, the real estate industry of China has experienced the international financial crisis and the most severe macro-policy control in China, which has brought many unfavorable factors to the real estate industry and has far-reaching influence. However, as the market continues to recover, competition in the industry is becoming increasingly fierce and standardized. In this situation, if real estate enterprises want to obtain stable operating profits, they should pay close attention to and study customer preferences and provide best-selling products with accurate project positioning. The project cost management of the real estate enterprise should also be close to the fine management mode in order to reduce the project development cost and strictly control the expenditure of the various expenses. In the fierce market competition, the quality of project cost management has become a key determinant for the survival and development of real estate enterprises. At the same time, it is also directly related to the construction of cost management system and the effect of cost control system. How to benefit from cost management to promote the sustainable and benign development of enterprises? For this purpose, this paper has carried on the special research to the real estate housing project entire process cost management. On this basis, this paper mainly analyzes the current situation and problems of domestic housing project cost management, and from the cost control system construction and project implementation two aspects, put forward the solution and rationalization suggestions. In the construction of cost control system, it emphasizes the importance of strengthening the cultivation and execution of cost responsibility consciousness in an all-round way, and emphasizes that establishing perfect cost system is an important guarantee to realize cost control. In the aspect of project implementation, the management mode with target cost as the main line is expounded, and the active management measures are adopted in the key link of project implementation to achieve the purpose of effective cost control and finally ensure the project profit. This article also from the theory unifies the actual angle, through the case analysis, carries on the corroboration and the application to the thesis viewpoint, in order to have the reference significance to the related housing enterprise's cost management.
