郑州市城市综合体开发模式研究

【摘要】:据国家统计局预计,2011年底,我国大陆城镇人口为6.91亿人,城镇化率为51.27%,我国的城镇化建设进入了前所未有的加速发展时期。到2050年,我国的城镇化率将会达到70%左右。所以说我国还有30多年的城市化进程高速成长期。中国的城市化,以及城市化的国际化道路会成为以后中国发展的必然长期的趋势,城市综合体作为城市化发展过程中的必然产物,也是推动城市化发展的主导力量。城市综合体的产生也正顺应了目前中国房地产市场的发展趋势,由于国家对房地产市场的政策调整,加强对住宅市场的调控,商业地产也顺势成为目前房地产市场炙手可热的开发方向,因此,城市综合体作为新兴的,投资方向的主导力量,如何合理开发,合理引导投资方向的正确性,对于开发商和国家正确引导投资方向是一个非常重要的课题。而郑州市作为中部地区的重要都市,在城市化进程加速和建立中原经济区的大背景下,如何通过城市综合体的成功开发来提升城市竞争力也是值得探讨的课题。 城市综合体是一个复杂的房地产类型,之所以复杂是在于它综合了多样的物业功能于一体,不仅要注重一般房地产开发的基本程序,如招商引资、前期定位、布局规划、建筑设计、后期运营管理、在开发和运营的程序上,还需要平衡好各个物业功能之间的联系,所以能做到一个成熟的城市综合体开发商,就需要具备很高的综合性才能,能够将开发、招投资、运营、营销、经营有机结合。 城市综合体出现在我国是在20世纪90年代,发展时间较短,相关理论和研究文献有限,本文的研究方法主要是在借鉴国外成功案例和研究成果的基础之上,即总结国内外相关成功综合体的开发模式,总结相关经验,对比郑州市城市综合体的开发模式,采用比较研究和案例分析,进而结合郑州市区域发展现状探讨郑州市城市综合体开发模式。并结合郑州市城市状况和国外发展的先进经验思考郑州市城市综合体的不足之处,尝试性提出优化策略。 本研究在通过对国内外的研究综述分析的基础之上,结合目前城市综合体的开发现状总结出本论文所要研究的内容。文章在阐述城市综合体的概念、类型、发展历程的基础之上,总结国内外典型的房地产开发模式,根据、城市综合体的特点,在结合研究国内外著名城市综合体的开发模式的基础之上,笔者自己总结城市综合体开发模式类型,在此基础之上,介绍了目前郑州市城市综合体的发展状况,总结出郑州市城市综合体开发模式分别按合作控股方不同、功能驱动方式不同、合作方不同共可分为六种开发模式,每个模式后都附有郑州市代表性综合体分析。最后通过对郑州市城市综合体开发模式的分析研究,总结出郑州市城市综合体现存和面临的问题,分析产生问题的原因,并对城市综合体现存的问题提出自己总结的了解决办法。
[Abstract]:According to the National Bureau of Statistics, China's urban population is 691 million and the urbanization rate is 51.27 by the end of 2011. China's urbanization construction has entered an unprecedented period of accelerated development. By 2050, China's urbanization rate will reach about 70%. Therefore, there are more than 30 years of urbanization in China. China's urbanization and the internationalization of urbanization will become an inevitable long-term trend in the future development of China. As an inevitable product of urbanization development, urban complex is also the leading force to promote the development of urbanization. The emergence of urban complexes is also in line with the current development trend of the real estate market in China. Due to the adjustment of the state's policy on the real estate market, we should strengthen the regulation and control of the housing market. Commercial real estate has also become a hot development direction in the current real estate market. Therefore, as the leading force in the emerging and investment direction, how to reasonably develop and guide the correctness of the investment direction is the urban complex. For developers and countries to guide the direction of investment is a very important issue. Zhengzhou as an important city in the central region, under the background of accelerating the urbanization process and establishing the Central Plains Economic Zone, how to improve the competitiveness of the city through the successful development of urban complex is also worth discussing. Urban complex is a complex real estate type, which is complex because it integrates various property functions, and not only should pay attention to the basic procedures of general real estate development, such as attracting investment, early positioning, layout planning, Architectural design, late operation management, development and operation procedures, also need to balance the relationship between the various property functions, so to achieve a mature urban complex developers, we need to have a very high comprehensive ability. Able to develop, recruit investment, operation, marketing, management organic combination. The urban complex appeared in our country in the 1990s, the development time is short, the related theory and research literature is limited, the research method of this paper is mainly based on the reference of foreign successful cases and research results. That is to sum up the development models of successful complexes at home and abroad, summarize the relevant experiences, compare the development models of Zhengzhou city complexes, and adopt comparative research and case analysis. Furthermore, the development mode of Zhengzhou city complex is discussed in combination with the present situation of Zhengzhou city development. Combined with the state of Zhengzhou city and the advanced experience of foreign development, the author thinks about the deficiency of Zhengzhou city complex, and puts forward the optimization strategy. Based on the summary and analysis of domestic and foreign research, this paper summarizes the content of this paper by combining the current development of urban complex. On the basis of expounding the concept, type and development course of urban complex, this paper summarizes the typical real estate development mode at home and abroad, according to the characteristics of urban complex, On the basis of studying the development models of famous urban complexes at home and abroad, the author summarizes the types of urban complex development models, and on this basis, introduces the development situation of Zhengzhou city complex at present. It is concluded that the development mode of Zhengzhou city complex is divided into six development modes according to the different cooperative holding party and the different function driving mode. The representative complex analysis of Zhengzhou city is attached to each model. Finally, through the analysis and research on the development mode of Zhengzhou city complex, the existing and facing problems of Zhengzhou city complex are summarized, and the causes of the problems are analyzed. And the existing problems of urban complex put forward their own summary of the solution.
