越南河内国家房地产市场管理初步研究

【摘要】:国家房地产市场管理在国家经济上具有重要的地位,从1986年越南进行改革开放以来,在经济方面取得了一定的成就,但是在越南国家房地产市场管理方面还是存在着不稳定的发展问题,论文的目的是面对越南河内房地产市场管理若干问题提出解决方法和发展方向。 经过25年改革,越南房地产市场得到了快速的发展,本文提出了一些房地产市场管理的政策,如加强市场的管理、完善法律体系、增加房地产市场开发的能力、吸引各种社会资金来源,鼓励不同经济成分参加房地产开发,很多工程投入使用后效果明显,已形成住宅区、城市区以及规划建筑景观的系统。 本研究结合越南国内实际状况,从房地产市场管理的角度来考察房地产市场管理制度对越南国内房地产市场的影响,在借鉴前人研究成果的基础上,提出房地产市场评价指标体系。以越南国内近期房地产调控政策为对象进行分析,比较分析样本实施房地产市场前后的房地产的变化,并从房地产的开发模式、房地产的开发程度和行业的性质等角度,深入考察不同的房地产要素对越南房地产的市场变化的影响,最后,基于实证研究的结果,,提出如何运用房地产市场管理的策略以规范越南国内房地产开发市场。
[Abstract]:The management of the national real estate market plays an important role in the national economy. Since Vietnam began its reform and opening up in 1986, it has made certain economic achievements. However, there are still some unstable development problems in the management of Vietnam's national real estate market. The purpose of this paper is to put forward solutions and development directions in the face of some problems in Hanoi real estate market management in Vietnam. After 25 years of reform, Vietnam's real estate market has developed rapidly. This paper puts forward some policies of real estate market management, such as strengthening the management of the market, perfecting the legal system, increasing the ability of the development of the real estate market. Attracting various sources of social funds and encouraging different economic sectors to participate in real estate development, many projects have been put into use after the effect is obvious, has formed residential areas, urban areas and the planning of architectural landscape systems. Based on the actual situation of Vietnam, this study examines the impact of real estate market management system on Vietnam's domestic real estate market from the perspective of real estate market management. The evaluation index system of real estate market is put forward. Taking Vietnam's recent real estate regulation and control policies as the object of analysis, this paper compares and analyzes the changes in real estate before and after the implementation of the real estate market in the sample, and from the perspective of the real estate development model, the development degree of real estate and the nature of the industry, etc. Finally, based on the results of empirical research, this paper puts forward how to use the strategy of real estate market management to standardize the real estate development market in Vietnam.
