我国房地产泡沫问题的研究

【摘要】:近些年,国家在扩大内需上做了不少功夫,包括出台政策来对国家居民的住宅消费进行鼓励。当然这一政策在很大方面使得房地产市场进入了发展的高速时期,房地产开发和买卖进入了较热的状态,尤其在一些大中城市,房价居高不下,人们开始思索我国是否出现了房地产泡沫问题。 本文就是以这个问题为切入点进行研究的,在本文中通过对国内外相关问题的研究,对房地产泡沫的概念给予了定义,并在此基础上分析了形成原因和运行中的问题。我国的房地产历史发展的比较晚,1998年我国取消了实物分房制度,商品房出现,房地产市场才开始发展,与市场机制的结合不够成熟。目前,,对于我国相关领域的研究多集中在股票市场上,对于房地产市场的投机性问题研究很少也很不完善。在国外很早就有学者对这个理论进行了研究,而且在对研究加以验证后还提出了很多有效的检测方法,可以说国外在这方面的研究是比较成熟的,取得的效果也是很好的。本文在研究国外成熟经验的基础上,对我国的相关问题进行了研究,并通过这些问题和金融领域的结合得出了自己的结论,希望可以为我国房地产泡沫问题的解决,提供建议和参考方案。
[Abstract]:In recent years, the country has done a lot to boost domestic demand, including the introduction of policies to encourage residential consumption of national residents. Of course, this policy has made the real estate market enter a period of high speed of development, and the development and sale of real estate has entered a relatively hot state, especially in some large and medium-sized cities, housing prices remain high. People began to wonder whether there was a real estate bubble in China. In this paper, the concept of real estate bubble is defined through the study of related problems at home and abroad, and on the basis of this, the causes of formation and problems in operation are analyzed. The historical development of real estate in our country is relatively late. In 1998, the system of real estate division was abolished in our country, and the real estate market began to develop only after the emergence of commercial housing, and the combination with the market mechanism was not mature enough. At present, the research on the related fields of our country is mostly focused on the stock market, and the research on the speculative problem of the real estate market is rare and imperfect. A lot of effective detection methods have been put forward after the research has been verified. It can be said that the foreign research in this field is relatively mature, and the results obtained are also very good. On the basis of studying the mature experience of foreign countries, this paper has carried on the research to the related problem of our country, and has drawn its own conclusion through the combination of these problems and the financial field, hoping to solve the problem of the real estate bubble in our country. Provide suggestions and reference programs.
