天津市河东房地产开发总公司发展战略研究

【摘要】:伴随着我国城市化进程的发展,中国的房地产业也随之快速、蓬勃地发展起来。目前,在国民经济社会发展中的作用,已不仅仅局限于对经济的拉动,而是已经深入到国民经济结构、城市化、人们的居住环境、收入分配、资源环境等领域。相对于西方国家来说,中国的房地产市场还是一个新兴的市场,房地产行业也可以说是一个朝阳产业。随着我国社会主义市场经济体制的逐步建立和完善以及城市化进程的不断加快,特别是中国加入WTO,使得我国的房地产业得到了迅猛的发展。然而,在房地产业的发展过程中,产业发展基础薄弱,产业内部的技术创新能力、盈利模式、抗风险能力以及产业的组织结构等均处于初级阶段。与此同时,为了保证经济的健康发展,国家对房地产行业的调控力度也在逐渐加大,,如何能够面对日益激烈的市场竞争,如何对未来的发展有一个更加科学合理的规划,已经成为了关乎房地产开发企业生存和发展的关键问题。 本文以企业发展战略相关理论为基础,以天津市河东房地产开发总公司的实际运作情况为研究的载体,从公司的内外部环境入手,首先从宏观环境、行业环境对河东房地产开发总公司面临的外部环境进行了分析与识别,随后从发展历程、公司股权结构与管理结构、业务能力、人力资源状况以及财务状况等方面就天津市河东房地产开发总公司的内部环境进行了较为详细的分析。进而又利用SWOT分析,遵循“一业为主,多业并举”的相关多元化战略指导思想,为河东房地产开发总公司制定了“应在发展住宅地产和商业地产的基础上,以商业物业为延伸,适时进军服务业,采取相关多元化的战略,逐步形成‘一业为主,多业并举’”的发展战略,以及实施战略的相关配套措施。
[Abstract]:With the development of China's urbanization process, China's real estate industry has developed rapidly and vigorously. At present, the role of social development in the national economy has not only been limited to the economic pull, but has been deep into the national economic structure, urbanization, people's living environment, income distribution, resource environment and other fields. Compared with the western countries, China's real estate market is still a new market, the real estate industry can also be said to be a sunrise industry. With the gradual establishment and perfection of socialist market economy system and the acceleration of urbanization, especially China's entry into WTO, the real estate industry of our country has been developing rapidly. However, in the process of development of real estate industry, the foundation of industrial development is weak, and the technological innovation ability, profit model, anti-risk ability and the organization structure of the industry are all in the primary stage. At the same time, in order to ensure the healthy development of the economy, the national regulation and control of the real estate industry is also gradually increasing, how to face the increasingly fierce market competition, how to have a more scientific and reasonable plan for the future development. It has become a key issue related to the survival and development of real estate development enterprises. Based on the theory of enterprise development strategy and the actual operation of Tianjin Hedong Real Estate Development Corporation, this paper starts with the internal and external environment of the company, first of all from the macro environment. The industry environment analyzes and identifies the external environment faced by Hedong Real Estate Development Corporation, and then from the development process, the company's equity structure and management structure, business ability, The internal environment of Tianjin Hedong Real Estate Development Corporation is analyzed in detail from the aspects of human resources and financial situation. Then, with the help of SWOT analysis, and following the relevant diversified strategic guiding ideology of "one industry is the main industry, and many industries are developing simultaneously", Hedong Real Estate Development Corporation has formulated "commercial property should be extended on the basis of the development of residential and commercial real estate." Enter into the service industry in good time, adopt the related diversification strategy, and gradually form the development strategy of "one industry as the main, multi-industry developing simultaneously", as well as the relevant supporting measures to implement the strategy.
