房地产投资风险评估系统的设计与实现

【摘要】:房地产行业是一个快速发展的行业,也是一个对国民经济影响较大的一个产业,我国随着对房地产市场的放开,房地产投资热潮不断的涌现,但是其中过度的投资导致了房地产泡沫的出现,而一旦房地产的资金链出现问题就会引发一系列的社会问题,因此对于房地产投资市场的管理是政府一直关注的问题,也是很多房地产企业关注的问题。本文针对房地产投资管理问题进行了详细的市场调研,根据委托单位实际的业务需求,设计并开发了一套适合辽宁地区的房地产投资风险评估系统,通过本系统的应用将提高房地产企业和个人投资者在投资活动中的规范化程度,改善了房地产投资管理的质量,本文主要工作包括:1.根据房地产企业当前的业务需求和未来业务发展的设计,采用S2SH(Struts2+Spring+Hibernate)框架技术设计并开发了一套房地产投资风险评估系统。2.在本系统中实现了风险管理模块、投资管理模块、数据管理模块和用户管理模块,实现了房地产企业对风险数据、投资信息和用户信息的信息化管理。3.风险管理功能和投资管理功能是本系统的特色功能,其中投资风险评估和投资监管解决了手工操作无法实现准确分析的问题。4.对房地产风险评估系统进行了功能的全面性和完善性测试工作,通过一个月的满负荷测试,找到评估系统中存在的问题并完成了相关问题的解决,证实了评估系统了具有功能实用性和运行稳定性。
[Abstract]:The real estate industry is a fast developing industry and an industry that has a great impact on the national economy. With the liberalization of the real estate market, the real estate investment boom is constantly emerging. But the excessive investment led to the emergence of the real estate bubble, and once the real estate capital chain problems will lead to a series of social problems, so the management of the real estate investment market has been a problem that the government has been concerned about. It is also the concern of many real estate enterprises. This paper has carried on the detailed market research to the real estate investment management question, according to the actual business demand of the entrustment unit, has designed and developed a set of real estate investment risk assessment system suitable for Liaoning area, Through the application of this system, the standardization of real estate enterprises and individual investors in investment activities will be improved, and the quality of real estate investment management will be improved. The main work of this paper includes: 1. According to the current business demand of real estate enterprises and the design of future business development, a real estate investment risk assessment system. 2. 2 is designed and developed by using S2SH(Struts2 Spring hibernate framework technology. In this system, the risk management module, the investment management module, the data management module and the user management module are implemented, and the information management of risk data, investment information and user information is realized. Risk management function and investment management function are the characteristic functions of this system. Investment risk assessment and investment supervision solve the problem that manual operation can not achieve accurate analysis. Through a month's full load test, the problems in the evaluation system are found and the relevant problems are solved. It is proved that the evaluation system has functional practicability and running stability.
