【摘要】:随着我国城市发展,以及人们生活水平的提高,小区住宅越来越成为人们居住的主流;同时城市的现代化、人们对居住空间的可持续发展的要求,伴随房地产商品经济发展的必然产物——物业管理要得到迫切的改变,已成为一种必然的趋势。对于小区物业管理来说,其工作流程的繁杂性、多样化、管理复杂、收缴费用与设备维护繁琐。而计算机已完全能够胜任物业管理工作,而且更加准确、方便、快捷、高效、清晰、透明,这将给项目查询和管理带来非常大的方便,从而给物业管理工作带来更高的效率和效益。因此,开发一套高效率、无差错的小区物业管理系统软件十分必要。 本文以小区物业管理系统为背景,采用软件工程的原理和方法,对系统各个环节从业务需求、功能需求、总体设计到功能模块设计等方面进行了详细的分析,论文的主要贡献是: 1、介绍了选题背景、研究目的和意义,综述了软件建模、UML技术、数据库等相关技术和方法。 2、完成了系统需求分析,采用活动图和用例图表达了系统的业务需求和功能需求,给出了物业基本信息管理、收费管理、投诉处理、报修管理活动图、用例图,进行了主要用例的描述,提出了非功能需求。 3、在需求分析的基础上,进行了系统设计,包括总体功能设计、功能模块设计和数据库设计,给出了系统总体结构包图,采用包图、类图、顺序图表达了基本信息管理、收费管理、投诉处理、报修管理、员工管理模块的功能设计,采用实体属性图、E-R图表达了系统数据库概念设计,给出了主要的数据库表结构。
[Abstract]:With the development of Chinese cities and the improvement of people's living standards, residential housing has become the mainstream of people's living, meanwhile, with the modernization of cities, people's requirements for sustainable development of living space, With the development of real estate commodity economy, it has become an inevitable trend that real estate management should be changed urgently. For residential property management, its workflow is complex, diversified, complex management, collection of fees and maintenance of equipment cumbersome. The computer has been fully competent in property management, and it is more accurate, convenient, fast, efficient, clear and transparent, which will bring great convenience to project inquiry and management. Thus to property management work to bring higher efficiency and efficiency. Therefore, it is necessary to develop a set of efficient and error-free residential property management system software. In this paper, based on the property management system of residential area, the principle and method of software engineering are used to analyze the various aspects of the system in detail, such as business requirement, function requirement, overall design and function module design, etc. The main contributions of the paper are: 1. This paper introduces the background, purpose and significance of the research, and summarizes the related technologies and methods of software modeling, such as UML, database and so on. 2. The system requirement analysis is completed, the business and function requirements of the system are expressed by activity diagram and use case diagram, and the basic information management of property, charge management, complaint handling, repair management activity diagram, use case diagram are given. The main use cases are described and the non-functional requirements are proposed. 3. On the basis of requirement analysis, the system design is carried out, including general function design, function module design and database design. The general structure package diagram of the system is given, and the basic information management is expressed by package diagram, class diagram and sequence diagram. The function design of charge management, complaint management, repair management and employee management module is presented. The concept design of system database is expressed by entity attribute graph E-R diagram, and the main database table structure is given.
