金域半岛房地产项目施工风险的管理研究

【摘要】:中国房地产产业迅速发展,房地产市场持续活跃,开发规模不断扩大、开放档次不断提高,房地产企业的实力也不断增强,我国房地产业飞速发展,逐渐成为国民经济的支柱产业。房地产施工项目由于投资大,工期长,技术要求高,工程建设参与各方均不可避免地面临着各种风险,如果不加防范,很可能会影响工程建设的顺利进行。为此,就需对房地产施工项目进行风险管理。 本文根据风险管理的有关理论,以金域半岛房地产施工项目为研究对象,对该项目施工风险进行风险识别和风险评估,并提出了相应的风险防范和应对措施。 首先,对施工风险管理的有关概念和理论方法进行了研究和阐述。 其次,应用德尔菲法对金域半岛房地产项目施工风险进行了风险识别,识别出其中存在的主要风险,并建立该项目的风险评价指标体系。 第三,应用层次分析法对金域半岛房地产项目施工风险进行了风险评估,,通过建立项目施工风险层次结构模型,构建判断矩阵并计算权重,进行综合权重排序,得出该项目的关键风险因素。 最后,根据风险评价结果,提出金域半岛房地产项目施工风险的防范与控制措施,从而提高企业防范风险和应对风险的能力,保证金域半岛房地产项目的顺利实施,保障房地产开发相关利益人的利益。成本风险主要是加强设计方案和合同的管理。质量风险主要是控制影响建筑质量的五要素。工期风险的防范与控制关键在于优化组织结构,加强交流。技术风险主要是加强安全防范和提高项目生产力。
[Abstract]:With the rapid development of the real estate industry in China , the real estate market is continuously active , the development scale is expanding , the opening grade is continuously improved , the strength of the real estate enterprise is continuously enhanced , the real estate industry is rapidly developing , and the real estate industry is gradually becoming the pillar industry of the national economy .
Based on the theory of risk management , this paper studies the risk identification and risk assessment of the project construction risk based on the project of the real estate construction in Jinyu Peninsula , and puts forward the corresponding risk prevention and response measures .
Firstly , the relevant concepts and methods of construction risk management are studied and expounded .
Secondly , the risk identification of the construction risk of the real estate project in Jinyu Peninsula is carried out by Delphi method , the main risk exists , and the risk evaluation index system of the project is established .
Thirdly , the risk assessment of the construction risk of the real estate project in Jinyu Peninsula is carried out by applying the analytic hierarchy process , and the key risk factors of the project are obtained by establishing the project construction risk hierarchy model , constructing the judgement matrix and calculating the weight , and carrying out comprehensive weight sorting .
Finally , according to the risk evaluation result , this paper puts forward the prevention and control measures of the construction risk of the real estate project in Jinyu Peninsula , so as to improve the enterprise ' s ability to guard against the risk and deal with the risk . The cost risk is mainly to strengthen the design scheme and the management of the contract . The quality risk is mainly the five elements that influence the construction quality . The key to the prevention and control of the construction period risk is to optimize the organization structure and strengthen the communication . The technical risk is mainly to strengthen the safety precaution and improve the project productivity .
