大型商业地产开发项目风险管理研究

【摘要】：近年来,伴随着我国城市化进程的加快以及政府对住宅地产的大力调控整治,商业地产领域吸引着越来越多的房地产开发商和机构投资者,逐渐成为当前房地产开发热点。但是,商业地产是一个复杂的、跨越地产开发和商业经营两个高风险领域的复合型地产形态,尤其是以城市综合体为代表的大型商业地产项目,在其获得高额、长期收益的同时,也伴随着比一般住宅项目和商业项目更高的风险。因此,在开发过程中客观准确地辨识及评价来自外部、内部的风险,并且科学有效的进行项目风险管理,是大型商业地产开发项目管理的重要内容及核心维度。本文借鉴国内外风险管理研究的基本理论,结合大型商业地产的业态特点,研究并初步得出了主要由风险识别、风险评估、风险应对、风险监控等组成的大型商业地产开发项目风险管理理论体系。并尝试总结出了大型商业地产项目开发全过程各阶段的具体风险辨识,以及对其中核心风险的具体应对策略与措施。在此基础上,按照理论联系实际并指导实际的原则,选取百联集团下属的“ZH生活广场”城市综合体开发项目案例,依照大型商业地产开发项目风险管理理论体系,采用系统分解法、流程图法、调查及专家打分法、盈亏平衡分析、敏感度分析等方法,对“ZH生活广场”案例进行风险识别、风险评估等方面的剖析与论证,并在此基础上研究并得出核心风险的风险应对具体举措。本文共分为引言、商业地产及风险管理基本理论、大型商业地产开发项目风险管理理论体系及实践应用研究、ZH生活广场项目风险管理案例研究、结论与展望等部分内容。
[Abstract]:In recent years, with the acceleration of urbanization in China and the government's vigorous regulation and control of residential real estate, the commercial real estate field attracts more and more real estate developers and institutional investors, and gradually becomes a hot spot of real estate development. However, commercial real estate is a complex, complex real estate form spanning the two high-risk areas of real estate development and commercial management, especially the large-scale commercial real estate projects represented by urban complexes. Long-term gains are accompanied by higher risks than ordinary residential and commercial projects. Therefore, objective and accurate identification and evaluation of external and internal risks in the development process, and scientific and effective project risk management, are the important contents and core dimensions of large-scale commercial real estate development project management. This paper draws lessons from the basic theory of risk management research at home and abroad, combining with the characteristics of large-scale commercial real estate industry, studies and preliminarily draws the conclusion that risk identification, risk assessment and risk response are the main parts of risk identification, risk assessment and risk response. Risk monitoring and other components of large commercial real estate development project risk management theory system. It also tries to summarize the concrete risk identification of the whole process of the development of large-scale commercial real estate projects, as well as the specific strategies and measures to deal with the core risks. On this basis, according to the principle of combining theory with practice and guiding practice, the case of "ZH living Square" urban complex development project of Bailian Group is selected, according to the risk management theory system of large-scale commercial real estate development project. With the methods of system decomposition, flow chart, investigation and expert scoring, break-even analysis, sensitivity analysis and so on, the risk identification and risk assessment of the case of "ZH living Square" are analyzed and demonstrated. And on the basis of the study and come to the core risk response specific measures. This paper is divided into preface, basic theory of commercial real estate and risk management, theoretical system and practical application of risk management of large-scale commercial real estate development project.
