关于友谊股份购物中心选址研究

【摘要】:我国零售业态越来越向多元化方向发展,集多元素体验、休闲、购物为一体的购物中心日益成为中国商业的主要模式之一。而随着国内零售市场的日益成熟。同时参与零售领域竞争的主体愈加多元化,包括传统零售企业、老牌及新兴商业地产商、外资零售集团、传统的住宅类地产商及国内国际资本集团,行业竞争将愈发激烈。 随着国内房地产市场的调控,开发商对于商业地产抱有极大的开发热情。而政府出于提升城市需求对购物中心的开发反应积极。与之相对应,国内消费疲软,大规模的购物中心开发缺乏合理的消费支撑。购物中心将面临巨大经营压力,需要我们反思购物中心选址的主要影响因素以指导后续选址工作。 论文尝试从购物中心选址所涉相关理论入手,从购物中心所在区域宏观环境及周边微观环境两个方面探讨购物中心选址的影响因素。从结构看论文主要分为如下几个部分:绪论主要提出了研究背景、论文研究的目的意义及结构安排;第二章描述了购物中心的发展历史及其在各国的定义,阐述了购物中心选址涉及的各学科理论;第三章根据购物中心选址涉及的理论分析购物中心选址的影响因素;第四章主要分析了友谊股份购物中心内外部发展环境;第五章根据选址分析结论与企业实际内外部环境相结合分析企业的选址区域,同时通过对效益较好和较差企业的选址情况进行分析印证影响因素对于购物中心选址的实际效用。最后一部分是研究的总结及展望。 论文通过对购物中心相关理论的分析整理,,形成选址的判断体系。结合企业现状,寻求适合企业的选址方式,为购物中心选址提供可操作的影响因素判断。通过分析,论文认为由于各种条件限制,友谊股份目前应将发展重点聚焦于长三角区域,同时注重对拟选址项目周边生存环境、配套设施及竞争态势的分析判断,以确保区域性竞争优势。
[Abstract]:The retail business in our country is becoming more and more diversified. The shopping center which integrates multi-element experience, leisure and shopping has become one of the main business models in China. And along with the domestic retail market matures day by day. At the same time, the competition in the retail field is becoming more and more diversified, including traditional retail enterprises, established and emerging commercial real estate companies, foreign retail groups, traditional residential real estate developers and domestic and international capital groups, the industry competition will become more and more fierce. With the regulation of the domestic real estate market, developers have great enthusiasm for commercial real estate development. But the government to promote the city demand to the shopping center development response positively. Correspondingly, domestic consumption is weak and the development of large-scale shopping centers lacks reasonable consumer support. The shopping center will face enormous operating pressure, it is necessary for us to reflect on the main influencing factors of shopping center location to guide the subsequent location work. This paper tries to discuss the influencing factors of shopping center location from two aspects of the regional macro environment and the surrounding micro environment from the related theory of shopping center location. The structure of the thesis is divided into the following parts: the introduction mainly puts forward the research background, the purpose and significance of the research and the structure arrangement; the second chapter describes the development history of shopping center and its definition in various countries. The third chapter analyzes the influencing factors of shopping center location according to the theory of shopping center location, the fourth chapter mainly analyzes the internal and external development environment of friendship shopping center. The fifth chapter analyzes the location area of the enterprise according to the conclusion of location analysis and the actual internal and external environment of the enterprise. At the same time, it verifies the actual utility of the influencing factors to the location of shopping center by analyzing the location situation of the better and worse enterprises. The last part is the summary and prospect of the research. Through the analysis and arrangement of the relevant theories of shopping center, the judgment system of location selection is formed. According to the present situation of the enterprise, the paper seeks the suitable location mode for the enterprise, and provides the operational judgment of the influencing factors for the location of the shopping center. Through analysis, the paper believes that due to various conditions, friendship shares should focus on the development of the Yangtze River Delta region, and at the same time focus on the location of the project surrounding the survival environment, supporting facilities and competitive situation analysis and judgment.
