广东省房地产业生产效率分析研究

【摘要】:房地产业是拉动国民经济增长的重要力量之一,广东省房地产市场起步较早,市场化程度高,经济地位重要,随着竞争的日益加剧,,提升房地产业的生产效率,谋求整个行业的健康稳定发展,具有重要的现实意义。 本文梳理了房地产业效率的相关内涵,介绍了测度效率参数法和非参数法,选取了我国30个省市自治区的房地产业投入产出数据,运用DEA方法横向比较了广东省与其他各省房地产业综合技术效率、规模效率以及纯技术效率。然后运用DEA超效率模型纵向分析了广东省房地产业2000年—2012年生产效率,并利用Malmquist指数方法求出了全要素生产率,分析了广东省房地产业相对生产效率动态变化状况。最后归纳总结了我国自2003年以来的房地产业宏观调控政策,发现广东省相对效率值的走势与房屋销售面积同比指数、房屋平均售价同比指数走势相似,均是呈现先上升后下降至2008年谷底,随后从2009年开始又上升并再次下降的规律变化。 本文发现广东省房地产业正处于规模递减阶段,超效率值为0.83,全国排位13,略高于全国相对效率中位数0.79,远低于上海1.59的水平,同时也逊于江苏、天津、浙江以及北京的相对效率值。通过计算广东省2000年—2012年数据,得到生产效率相对有效的年份效率值排序为2010年2005年2012年2000年2003年2009年2002年,效率相对无效的年份中2008年最低,仅仅为0.74。运用Malmquist方法计算广东省2000年—2013年的数据,发现这13年间的全要素生产率的均值为1.021,表明广东全要素生产率每年以2.1%的速度增长;同时发现技术进步的平均增长率也为2.1%,说明全要素生产率的增长主要是依靠技术进步的贡献。最后,针对广东省相对效率值不高的问题,在对投入冗余分析的基础上提出了合理控制房地产业投资规模,优化产业结构,改善资源配置效率,加大房地产业技术改造力度,将技术优势转化为生产力以及提高房地产开发企业的技术管理水平的建议。
[Abstract]:The real estate industry is one of the important forces to stimulate the national economic growth. The real estate market in Guangdong Province starts early, has a high degree of marketization, and has an important economic status. With the increasing competition, the real estate industry will improve its production efficiency. Seek the healthy and stable development of the whole industry, have important realistic meaning. This paper combs the related connotation of real estate industry efficiency, introduces the parameter method and non-parameter method of measuring efficiency, and selects the input and output data of real estate industry from 30 provinces and autonomous regions of China. The comprehensive technical efficiency, scale efficiency and pure technical efficiency of real estate industry in Guangdong Province and other provinces were compared by using DEA method. Then, using the DEA superefficiency model, the paper analyzes the production efficiency of Guangdong real estate industry from 2000 to 2012, calculates the total factor productivity by using the Malmquist index method, and analyzes the dynamic change of the relative production efficiency of the real estate industry in Guangdong Province. Finally, it summarizes the macro-control policies of real estate industry in China since 2003, and finds that the trend of relative efficiency value of Guangdong Province is similar to that of housing sales area index and average house selling price index. Both showed a change of regularity that rose first, then fell to the bottom of 2008, and then rose and then fell again from 2009. This paper finds that the real estate industry in Guangdong Province is in the stage of decreasing scale, with a superefficiency value of 0.83, a national ranking of 13, slightly higher than the national median relative efficiency of 0.79, far below the level of Shanghai 1.59, and also inferior to Jiangsu and Tianjin. By calculating the data of Guangdong Province from 2000 to 2012, the ranking of the year efficiency value of relative effective production efficiency is 2010, 2005, 2000, 2003, 2009, 2002, and the year of relatively ineffective efficiency is the lowest in 2008, which is only 0.74. Using Malmquist method to calculate the data of Guangdong Province from 2000 to 2013, it is found that the average value of total factor productivity in this 13 years is 1.021, indicating that the total factor productivity of Guangdong is increasing at the rate of 2.1% per year. At the same time, it is found that the average growth rate of technological progress is also 2.1, indicating that the growth of total factor productivity mainly depends on the contribution of technological progress. Finally, aiming at the problem of low relative efficiency value in Guangdong province, the paper puts forward reasonable control of investment scale of real estate industry, optimization of industrial structure, improvement of resource allocation efficiency and enhancement of technical transformation of real estate industry based on the analysis of input redundancy. Suggestions for transforming technical advantages into productivity and improving the technical management level of real estate development enterprises.
