富鑫花园项目成本管理研究

【摘要】:近年来,随着B市经济的迅速发展及人民生活水平的不断提高,加之外来人口的快速增长,房地产行业获得了迅速发展。在此背景下,B市富馨房地产开发公司为了抓住市场机会,提升自身的竞争力,提出了富馨花园项目。由于房地产开发项目普遍具有投资大、周期长、风险高等特点,对于富馨房地产开发公司这一定位于营造精品住宅的大型房地产开发企业而言,要想在激烈的市场竞争中获得良好的经济效益,合理控制项目成本是至关重要的。为此,本文将项目成本管理的相关理论与富馨花园项目实际密切结合,从以下几个方面对本项目进行了深入的项目成本管理研究: 首先,简要介绍了富馨房地产开发公司与富馨花园房地产开发项目,并对该公司以往开发项目的成本管理情况进行了深入分析,揭示了其中存在的主要问题。分析表明,富馨房地产开发公司在以往的开发项目成本管理中存在着投资决策机制不科学、不注重引入竞争机制、施工成本控制意识淡薄以及成本管理流程不完善等诸多问题。 然后,详细阐述了富馨房地产开发公司针对以往项目开发成本管理暴露出的问题,在富馨花园房地产开发项目的投资决策阶段、招标阶段、设计阶段、施工建设阶段及竣工结算阶段等全过程所实施的项目成本管理改良方案,主要包括先进的项目成本管理方法、完善的项目成本管理制度及流程、项目成本的动态监控与纠偏、严格的项目成本绩效考核与激励等。 最后,通过详细的成本结算,对富馨花园房地产开发项目的成本管理状况进行了绩效考核。研究表明,本项目的成本管理取得了项目成本节支的显著成效,成为了富馨房地产开发公司项目成本管理的转折点。 本文研究不仅有利于推进富馨房地产开发公司项目成本管理水平的提高,以为以后的开发项目积累成功经验,而且也可以为行业内其他企业的项目成本管理提供科学的依据和指导。
[Abstract]:In recent years, with the rapid development of economy and the improvement of people's living standard in B city, and the rapid growth of the foreign population, the real estate industry has obtained the rapid development. In this context, Fuxin Real Estate Development Company in order to seize the market opportunities and enhance its own competitiveness, Fuxin Garden Project was put forward. Because the real estate development project generally has the characteristics of large investment, long period, high risk and so on, for Fuxin Real Estate Development Company, a large real estate development enterprise, which is located in the construction of high-quality housing, In order to obtain good economic benefit in the fierce market competition, it is very important to control the project cost reasonably. Therefore, this paper closely combines the theory of project cost management with the practice of Fuxin Garden Project, and makes a deep research on the project cost management from the following aspects: Firstly, this paper briefly introduces the Fuxin Real Estate Development Company and the Fuxin Garden Real Estate Development Project, and analyzes the cost management of the company's previous development projects, and reveals the main problems. The analysis shows that Fuxin Real Estate Development Company has many problems in the past development project cost management, such as unscientific investment decision mechanism, not paying attention to the introduction of competition mechanism, weak consciousness of construction cost control and imperfect cost management process, and so on. Then, the paper expounds in detail the problems exposed by Fuxin Real Estate Development Company in the past project development cost management, in the investment decision stage, bidding stage and design stage of Fuxin Garden Real Estate Development Project. The project cost management improvement scheme implemented in the whole process of construction and completion settlement mainly includes advanced project cost management method, perfect project cost management system and process, dynamic monitoring and correction of project cost. Strict project cost performance evaluation and incentive. Finally, through the detailed cost settlement, the cost management of Fuxin Garden real estate development project is evaluated. The research shows that the cost management of this project has achieved remarkable results of saving project cost and has become the turning point of project cost management of Fuxin Real Estate Development Company. The research in this paper is not only conducive to the improvement of project cost management level of Fuxin Real Estate Development Company, but also to the accumulation of successful experience for future development projects. It can also provide scientific basis and guidance for project cost management of other enterprises in the industry.
