河北AL房地产公司战略研究

【摘要】:在社会主义市场经济蓬勃发展中,中国的房地产行业经过十几年高速发展进入国家政策强制调整期,规模增速开始下降。为了保持整个国民经济的持续稳定增长,政府对房地产行业的态度开始转变,加强对房地产行业的政策调整和控制。居民对于房产业的投资和需求性购买也开始趋于理性。在这样的环境下,企业间竞争格局发生转变:由单一竞争转向综合竞争,出现大量的合并收购事件;经济结构的不均衡导致国内外大量热钱不断向房地产行业涌入,投资泡沫在政府政策的打压下依然大量存在;从长期需求和政府保障民生的政策来看,改善性大户型住房、中小户型商业用房、九十到六十平米之间的婚房将会是未来几年内真正的客户需求。 河北AL房地产公司由教育地产起步到今天成为一家专业的住宅地产商,历经了十年,形成了集团化管理架构,在产业链上打通了设计研发、房地产开发、物业服务、商业运营等核心链节,正在步入快速发展通道,但也随之产生了诸如战略模糊、治理结构不清晰和管理失衡,如何使AL房地产公司在竞争激烈的房产行业持续高速的发展下去,并有一个适合其的有竞争力的发展战略是关键问题所在。优秀的有前瞻性的发展战略可以给企业一个好的导向。 本文通过文献分析法、比较分析法、调查法对河北AL房地产公司发展现状分析,对公司发展进行战略分析,,结合目前现代的战略人力资源管理理论和其他公司先进的管理经验,提出公司发展战略方案,为企业决策者提供参考意见。
[Abstract]:In the vigorous development of socialist market economy, China's real estate industry has entered a period of compulsory adjustment of national policies after more than ten years of rapid development, and the growth rate of the real estate industry has begun to decline. In order to maintain the sustained and stable growth of the whole national economy, the government's attitude towards the real estate industry began to change, and the policy adjustment and control of the real estate industry was strengthened. Residents of the housing industry investment and demand to buy began to be rational. In such an environment, the competition pattern among enterprises has changed: from single competition to comprehensive competition, a large number of merger and acquisition events have occurred; the imbalance of economic structure has led to a great deal of hot money flowing into the real estate industry at home and abroad. The investment bubble still exists in large quantities under the pressure of government policies. From the perspective of long-term demand and the government's policies to safeguard the people's livelihood, it is necessary to improve large-scale housing and small and medium-sized commercial housing. A wedding house between 90 and 60 square meters will be the real customer demand in the next few years. Hebei AL Real Estate Company started from education real estate to become a professional residential real estate company. After 10 years, it has formed a management structure of collectivization, and has opened up design, research and development, real estate development, and property services in the industrial chain. The core chain, such as commercial operation, is entering the rapid development path, but it also produces such as fuzzy strategy, unclear governance structure and management imbalance, how to make AL real estate company continue to develop at a high speed in the competitive real estate industry. And having a competitive development strategy suitable for it is the key issue. Excellent forward-looking development strategy can give enterprises a good direction. This paper analyzes the present situation of Hebei AL Real Estate Company by literature analysis, comparative analysis, investigation, strategic analysis of the development of the company, combined with modern strategic human resource management theory and advanced management experience of other companies. Put forward the company development strategy plan, provide the reference opinion for the enterprise decision maker.
