海南省房地产开发生态足迹研究

【摘要】:本文通过研究生态足迹理论方法,对现有房地产开发生态足迹模型进行改进,提出一个比较全面科学的评价房地产开发可持续性的方法,为城市发展规划和建设提供科学依据。 采用文献分析、定性分析的方法分析现有房地产生态足迹理论与方法的不足,完善房地产生态足迹研究内容。针对现有房地产生态足迹理论与方法没有考虑开发项目运营阶段生态占用的缺点,增加了运营期的计算模型。在新增运营期计算模型里包括了开发项目能源消耗生态足迹计算模型,由于人类使用开发项目时所消耗的物质资源生态足迹计算模型、以及排放废弃物的生态足迹计算模型。改进现有房地产开发生态承载力折算因子的计算方法,避免了房地产开发生态承载力有可能大于区域生态承载力的错误:而且根据海南省热带森林具有强大吸收CO2能力的这一大特色,将林地作为化石能源地,增加了化石能源用地的生态承载力。 以国家公顷为计量单位,利用改进的模型计算海南省2005年、2009年、2010年房地产生态足迹,得出海南省房地产开发处于不可持续发展的状态的结论,具体如下:1)海南省房地产开发各个阶段生态占用差异巨大,施工期生态占用最大,而施工期内又以建筑施工人员生态占用与建筑材料生态占用为主。2)全省房地产开发生态承载力呈增长趋势,海南省各类生态生产性土地供给不均衡。3)2005年、2009年、2010年海南省房地产开发均为生态赤字,海南省总体房地产开发处于不可持续状态,且房地产赤字逐年增大。4)对2010年海南省各市县进行比较,发现海口市房地产开发生态足迹最大,白沙县房地产开发生态足迹最小。近海的市县房地产生态足迹大,内陆市县房地产开发生态足迹小,且东线市县生态足迹最大,中线最小,说明海南省房地产市场不仅受到国家政策的影响,还受到区域地理位置的影响。 针对海南省房地产开发处于严重不可持续状态,提出了降低生态足迹的需求及提高区域的生态承载力的意见与对策。
[Abstract]:By studying the ecological footprint theory and method, this paper improves the existing ecological footprint model of real estate development, and puts forward a more comprehensive and scientific method to evaluate the sustainability of real estate development, which provides a scientific basis for urban development planning and construction. This paper analyzes the deficiency of the existing theories and methods of ecological footprint of real estate by means of literature analysis and qualitative analysis, and consummates the research contents of ecological footprint of real estate. The existing theories and methods of ecological footprint of real estate do not take into account the shortcomings of ecological occupation in the stage of development project operation, so the calculation model of operation period is added. In the new operation period calculation model includes the ecological footprint calculation model of energy consumption of the development project, the ecological footprint calculation model of material resources consumed by human beings when using the development project, and the ecological footprint calculation model of waste emissions. To improve the calculation method of the conversion factor of ecological carrying capacity of real estate development, It avoids the mistake that the ecological carrying capacity of real estate development is likely to be greater than that of regional ecological carrying capacity: moreover, according to the characteristics of tropical forests in Hainan Province, which have a strong ability to absorb CO2, woodland is used as a fossil energy source. It increases the ecological carrying capacity of fossil energy land. Taking the national hectare as the unit of measurement, using the improved model to calculate the ecological footprint of the real estate in Hainan Province in 2005, 2009 and 2010, the conclusion is drawn that the real estate development of Hainan Province is in the state of unsustainable development. Specific as follows: 1) in Hainan Province, the ecological occupation of real estate development varies greatly in all stages, and the ecological occupation is the largest during the construction period. During the construction period, ecological occupation of construction personnel and ecological occupation of building materials are the main ones. 2) the ecological carrying capacity of real estate development in the whole province shows an increasing trend. Hainan Province all kinds of ecological productive land supply imbalance in 2005, 2009, 2010 Hainan real estate development is ecological deficit, Hainan Province overall real estate development is in an unsustainable state, And the real estate deficit increases year by year. 4) comparing the cities and counties of Hainan Province in 2010, it is found that the ecological footprint of real estate development in Haikou is the largest, and the ecological footprint in real estate development in Baisha is the smallest. Coastal cities and counties have a large ecological footprint of real estate, while inland cities and counties have a small ecological footprint for real estate development, and the eastern city and county have the largest ecological footprint and the middle line is the smallest. This shows that the real estate market in Hainan Province is not only affected by state policies. Also affected by the geographical location of the region. In view of the serious unsustainable state of real estate development in Hainan Province, the paper puts forward some suggestions and countermeasures to reduce the demand of ecological footprint and to improve the ecological carrying capacity of the region.
