我国旅游房地产现代开发模式研究

【摘要】:近几年来,我国的经济形势发展良好,人们的生活水平显著提高,随着居民收入的不断提高,旅游成为了居民日常生活的重要组成部分,这给我国的旅游业发展带来了新的机遇和挑战。我国旅游房地产兴起比较晚,相关的理论和实践经验不多,研究旅游房地产的开发模式,分析目前的开发模式存在的不足,提出相应的改善措施,具有重要的理论和现实意义。 本文通过文献法、比较研究法、定性分析法、结合实践调查研究等方法分析了旅游房地产的现状、旅游房地产开发模式和现代旅游房地产开发存在的问题。从利用区域资源和依据开发布局为主体的两种现代发开模式出发,以华侨城为例,研究分析各重点城市华侨城的开发模式——以旅游主题地产为特色的成片综合开发和运营的模式,认为在开发旅游地产同时要注重旅游与文化相结合。“华侨城模式”已经成为旅游业和房地产业良性互动的经典范例。 成功开发旅游房地产项目需要注意几个关键性要素:丰富旅游房地产的功能、合理的土地利用、合理的建筑容积率和解决旅游房地产的约束因素。同时,对于旅游房地产开发模式提出对策,以及我国未来旅游地产朝着主题公园和商业旅游地产项目、产权式酒店、时权酒店度假公寓、风景区住宅休闲房地产项目方向发展。在此基础上,旅游房地产要实现环境的保护和资源的长期和谐发展,实现经济效益、社会效益、生态效益的可持续发展。
[Abstract]:In recent years, the economic situation of our country has developed well, and people's living standards have improved significantly. With the continuous improvement of residents' income, tourism has become an important part of the residents' daily life. This brings new opportunities and challenges to the development of tourism in China. The tourism real estate of our country rises relatively late, the related theory and practice experience is not much. It is of great theoretical and practical significance to study the development mode of tourism real estate, to analyze the deficiency of the present development mode and to put forward the corresponding improvement measures. This paper analyzes the present situation of tourism real estate, the mode of tourism real estate development and the problems existing in modern tourism real estate development through the methods of literature, comparative study, qualitative analysis and practical investigation. Starting from the two modern development modes of using regional resources and according to the development layout, taking overseas Chinese cities as an example, This paper studies and analyzes the development mode of overseas Chinese towns in key cities, which is characterized by tourism theme real estate, and points out that we should pay attention to the combination of tourism and culture in the development of tourism real estate at the same time. Overseas Chinese Town Model has become a classic example of benign interaction between tourism and real estate. The successful development of tourism real estate projects needs to pay attention to several key factors: enriching the function of tourism real estate, rational land use, reasonable building volume ratio and solving the constraints of tourism real estate. At the same time, the paper puts forward the countermeasures for the development of tourism real estate, and the future development of tourism real estate in our country towards theme park and commercial tourism real estate project, property right hotel, vacation apartment, scenic spot residential and leisure real estate project. On this basis, the tourism real estate should realize the environmental protection and the long-term harmonious development of resources, and realize the sustainable development of economic, social and ecological benefits.
