房地产公司物业管理系统的设计与实现

【摘要】：物业管理作为一个新兴产业，已成为一个社会问题，和成千上万的家庭一样是一个新兴的服务行业、它从一个新的城市管理模式和市场经济条件下，经历了从无到有的发展过程，从大到小，形成一个多类物业管理新的操作系统。我国加入WTO后，物业管理日益规范化，科学化是物业公司走向国际化进程迫在眉睫的首要任务。增加科技含量来提高物业管理日常工作，促进当前的管理模式，管理现代化的物业管理，用以适应现代科学技术和现代建筑技术的发展趋势，保持高水平的物业管理是目前的主要手段。对于整个物业管理行业单向的，只通过简单的手工管理已无法满足提高物业管理水平的要求，必须走规模化，网络化的计算机集成管理之路。物业管理作为一种可以帮助房地产企业增加利润点，越来越受到企业的重视。作为一种管理手段，一段时间内的信息管理模式可以快速地将信息传递给目标客户，及时抢占目标市场的特点，省时，省力、省钱，并能快速获利。物业管理行业是房地产行业的一个重要组成部分，，随着房地产行业的飞速发展，人们已经逐渐接受了物业专业化管理的管理模式。优秀的物业管理已成为楼盘热销的一个重要因素，也成为业主(租户）选择的重要考虑因素。本文设计并实现了一个房地产公司的物业管理平台。通过该平台，房地产公司的销售及管理人员可以查询、管理各分公司的数据、客户和产品，销售人员可将销售活动及客户资料整理录入数据库，相关领导可远程查询和管理数据库，随时查看各分公司的运营状况。本系统采用B/S架构为开发平台，利用ASP.NET2.0下C#编程语言进行开发。系统采用Microsoft VS.NET和SQL Server2005数据库，结合AJAX页面无刷新技术及.NET的Web Part技术，构建了先进的房地产行业物业管理信息系统。

With the rapid development of the real estate industry, people have gradually accepted the management mode of property professional management. Excellent property management has become an important factor in the hot sale of real estate, as well as an important factor for owners (tenants) to choose. This paper designs and implements a real estate management platform for real estate companies. Through this platform, real estate company sales and management personnel can query, manage the data of each branch, customers and products, sales personnel can organize the sales activities and customer data into the database, Relevant leaders can query and manage the database remotely and check the operation status of each branch at any time.
