东篱桃源小区建设项目成本控制体系研究

【摘要】:房地产业在我国发展已经有20多年的历史,经历的高潮低谷,逐渐成熟,在国家经济的大环境和自身经营小环境变化复杂莫测和剧烈的竞争的背景下。房地产业的利润必然要从科学合理的成本控制中获得。我国房地产业在这些方面是弱项,房地产开发成本急需科学控制和有效地管理。本文深入研究分析房地产建设项目的成本控制管理,并提出可实行的合理化措施,,使投资公司能够控制好投资项目成本、提高项目利润,增强综合实力。 本文首先,以国内外知名学者,在房地产建设项目成本控制管理体系发表的相关观点和理论,进行了归纳分析深入理解。其次,对东篱桃源小区建设项目的背景、市场预测、建设内容和流程,进行详实的介绍并加以分析。再次,以青岛电业房地产股份开发有限公司,在东篱桃源小区建设项目中,成本控制管理现状和存在的问题为实例,依据施工项目成本控制管理理论和方法,结合其它先进理论和方法,充分考虑组织、技术、经济、质量四方面保障措施的作用,建立了东篱桃源小区建设项目成本控制管理体系,它包含目标成本、责任成本、和动态成本,综合评价指标四个体系。最后,从项目规划设计、业务链整合和项目实施以及营销策略四个方面进行研究对策,提出了可行的方案。在具体过程中解决本项目成本控制管理的出现的各种问题。
[Abstract]:The real estate industry has been developing for more than 20 years in our country. It has experienced a high and low tide and matured gradually. Under the background of complicated and unpredictable changes and fierce competition in the great environment of national economy and its own management and small environment, the real estate industry has been developing in China for more than 20 years. The profit of real estate industry must obtain from scientific and reasonable cost control. The real estate industry in our country is weak in these aspects. The cost of real estate development needs to be controlled scientifically and managed effectively. This paper deeply studies and analyzes the cost control management of real estate construction projects, and puts forward some reasonable measures that can be carried out so that investment companies can control the cost of investment projects well, increase project profits and enhance comprehensive strength. First of all, based on the famous scholars at home and abroad, in the real estate construction project cost control management system published related views and theories, summarized and analyzed in-depth understanding. Secondly, the background, market forecast, construction content and process of Dongli Taoyuan district construction project are introduced and analyzed in detail. Thirdly, take Qingdao Electric Industry Real Estate Development Co., Ltd., as an example, according to the construction project cost control management theory and method, in the Dongli Taoyuan district construction project, cost control management status and existing problems as an example, Combining with other advanced theories and methods and considering the role of organization, technology, economy and quality, the cost control and management system of Dongli Taoyuan district construction project is established, which includes target cost, responsibility cost, etc. And dynamic cost, comprehensive evaluation index four systems. Finally, the research countermeasures are put forward from four aspects: project planning and design, business chain integration, project implementation and marketing strategy. In the specific process to solve the project cost control management problems.
