XX公司物业服务外包管理研究

【摘要】:1940年左右,物业服务管理行业在英国兴起;在二十世纪五十年代发展成为一个较成熟的产业。在我国,物业服务管理发起于沿海经济发达城市,然后逐步向内地延伸,至今仅有约30年的发展历史。由于我国人多地少,房地产行业利润空间大,物业服务管理作为房地产开发的后续环节,自然逐渐成为了人们购房时关注的热点,物业服务管理行业也成为了近代我国发展最快的新兴行业之一。 随着科学技术的快速发展,市场竞争也越来越激烈,社会分工必然进一步细化,相应的对企业型的社会组织也提出了更高要求。通过对西方现代物业服务管理模式的分析研究,物业服务管理公司将从日常繁琐事务和“政府行为”的压力下摆脱出来,充分体现所管辖物业的经济效益,为物业保值增值,给业主提供优质良好的社区环境和服务,将成为物业服务管理服务公司的中心任务。为确保这一中心任务的达成,物业公司一定要按照从业务走向服务外包的方向发展,朝着专业化、社会化、信息化、智能化的方向迈进。 服务外包是物业走专业化之路的探索和方式,是物业服务管理、服务公司由“事务保姆型”向“管理型”转变的体现,源于上世纪80年代后期的美国,意思是企业将其资源投入到核心竞争产品之中,将信息技术作为根本依托,通过外界企业提供的各种知识与技能方面的专业服务来完成企业内部的部分工作,这样就有效地降低了成本并提高了效率,让企业更能在市场环境中自由生存,让企业的核心竞争力不断提高。 行政办公楼宇是独立/单一业主自己开发,并由自己独立使用的综合性办公物业,在以前,是没有物业服务管理而言的,均是由自有的后勤部门提供相应的支撑服务工作。但是,随着公司/单位/部门员工对办公环境、秩序、便利性,楼宇、设施设备进行高效专业维护管理的需求日益旺盛,同时各种企业处于自身发展的实际需求,近年来物业服务管理服务行业的兴起和迅速发展为独立/单一业主提供了一条新的管理思路,将行政办公楼宇的建筑及相关专业设施,场地维护保养,专业监管,物业服务区域内的保洁、治安维护等工作进行统一打包,参照物业服务管理业务/服务外包模式,结合自身实际情况,聘请一家专业的物业服务管理服务公司统一进行管理。文章将从行政办公楼宇物业服务管理服务公司的选择出发,根据XX公司物业服务管理外包工作展开论证,希望能改善XX公司物业服务管理服务外包管理模式,优化管理模型、改善管理品质;为同行提供经验建议、借鉴。这样让企业始终关注核心的业务发展,就能减少成本输出,提高工作效率,强化企业核心竞争力建设,让企业的综合实力不断提高。
[Abstract]:About 1940, the property service management industry rose in England and developed into a more mature industry in the 1950s. In China, property service management was initiated in developed coastal cities, and then gradually extended to the inland, so far only about 30 years of development history. Because of the large number of people, the large profit space of the real estate industry in our country, the property service management as the follow-up link of the real estate development, naturally has gradually become the hot spot that people pay attention to when buying the house. Property service management industry has also become one of the fastest growing new industries in modern China. With the rapid development of science and technology, the market competition is becoming more and more fierce, the social division of labor will be further refined, corresponding to the enterprise social organization has put forward higher requirements. Through the analysis and study of the western modern property service management mode, the property service management company will get rid of the pressure of daily tedious affairs and "government behavior", fully reflect the economic benefit of the property under its jurisdiction, and maintain and increase the value of property. To provide quality and good community environment and service to owners will become the central task of property service management service company. In order to ensure the realization of this central task, property companies must develop from business to service outsourcing, and move towards specialization, socialization, information and intelligence. The service outsourcing is the exploration and the way of the property taking the specialized road, is the property service management, the service company changes from "the affair nanny type" to "the management type", originates from the United States in the late 1980s. It means that enterprises put their resources into core competitive products, rely on information technology as the fundamental basis, and complete part of the work within the enterprise through various professional services in knowledge and skills provided by outside enterprises. In this way, the cost is reduced effectively and the efficiency is improved, the enterprise can survive freely in the market environment, and the core competitiveness of the enterprise is improved continuously. The administrative office building is a comprehensive office property which is developed by the independent / single owner and used independently by himself. In the past, there was no property service management, but the corresponding support service work was provided by the own logistic department. However, with the increasing demand for efficient professional maintenance and management of office environment, order, convenience, buildings and facilities by employees of companies / units / departments, all kinds of enterprises are in the actual demand of their own development. In recent years, the rise and rapid development of the property service management service industry has provided a new management idea for the independent / single owner. The building of administrative office buildings and related professional facilities, site maintenance, professional supervision, The cleaning and public order maintenance work in the property service area is unified and packaged. Referring to the mode of property service management / service outsourcing and combining with its own actual situation, we employ a professional property service management service company to carry on the unified management. This article will proceed from the choice of the property service management service company of the administrative office building, according to XX company property service management outsourcing work to launch the demonstration, hoped can improve XX company property service outsourcing management pattern, optimizes the management model, Improve management quality; provide experience advice and reference for peers. In this way, enterprises can always pay attention to the development of core business, which can reduce cost output, improve work efficiency, strengthen the construction of core competitiveness, and improve the comprehensive strength of enterprises.
