A房地产公司发展战略研究

【摘要】:随着国民经济的快速发展,城市化进程的不断加快,我国的房地产市场异常繁荣,成为国民经济的支柱产业,行业的市场竞争也日趋激烈。目前房地产行业正处在向规范化、品牌化、规模化转型的时期,开发企业要想在激烈的市场竞争中占据主动,就必须制定出一系列完整的、科学的适合自身实际情况的发展战略,并在自身的运营中执行战略、评价调整略。 本文正是基于目前的房地产行业状况,探索在房地产企业的运营发展过程中,如何根据自身的内外部环境制定发展策略,提升企业的竞争力。本文以战略管理相关知识为分析的理论基础,结合目前我国房地产行业的相关情况和郑州市的房地产行业发展现状,从A房地产公司的实际情况出发,分析了该公司面临的行业宏观环境以及自身的内部环境,并运用SWOT分析方法,总结出该公司所具有优势、劣势、机会和威胁。在这些分析的基础上,针对A房地产公司的特点,结合房地产战略管理的流程和模式,提出A房地产公司的发展战略,并给出为保证战略科学实施而应该采取的相关措施,总结出一套完整的适合公司发展的战略,并对A房地产公司在战略实施过程中存在的问题进行剖析,以求进一步完善和促进公司的持续发展,也希望为郑州市的房地产企业提供借鉴。
[Abstract]:With the rapid development of the national economy and the acceleration of the urbanization process, the real estate market of our country is extremely prosperous, becoming the pillar industry of the national economy, and the market competition of the industry is becoming more and more fierce. At present, the real estate industry is in a period of transition to standardization, branding and scale. If development enterprises want to take the initiative in the fierce market competition, they must formulate a series of complete, Scientific development strategy suitable for their own actual situation, and carry out strategy in their own operation, evaluate adjustment strategy. Based on the current situation of real estate industry, this paper explores how to formulate the development strategy according to the internal and external environment of real estate enterprises in the process of operation and development, to enhance the competitiveness of enterprises. Based on the relevant knowledge of strategic management, combining the current situation of real estate industry in our country and the development situation of real estate industry in Zhengzhou City, this paper starts from the actual situation of A real estate company. This paper analyzes the macro environment of the industry and its internal environment, and summarizes the advantages, disadvantages, opportunities and threats of the company by using the SWOT analysis method. On the basis of these analyses, according to the characteristics of A real estate company, combined with the process and mode of real estate strategic management, this paper puts forward the development strategy of A real estate company, and gives some relevant measures to ensure the scientific implementation of the strategy. This paper summarizes a complete set of strategies suitable for the development of the company, and analyzes the problems existing in the implementation of the strategy of A real estate company in order to further improve and promote the sustainable development of the company. Also hope to provide reference for Zhengzhou real estate enterprises.
