重庆市商业地产价格研究

【摘要】:随着经济的发展以及消费群体的扩大,对商业地产的需求越来越大近些年,政府对房地产住宅市场出台了一些列政策以限制住宅房地产价格的快速增长,而对商业地产的政策几乎没有这个方面来说,给投资者提供了一些机会重庆市商业地产在近些年取得了一定的发展本文主要进行以下几个方面的研究 首先,根据西方经济学的相关知识,从需求和供给角度进行分析,得到了商业地产市场的需求曲线与供给曲线以及商业地产市场价格的形成机制;再结合文献分析,总结得出影响商业地产价格的一些主要因素 接着,结合重庆市商业地产相关具体数据,对重庆市整个经济情况重庆市商业地产现状以及重庆市商业地产市场出现的问题进行分析总结 然后,运用层次分析法建立重庆市商业地产价格模型,得出影响重庆市商业地产价格的因素排序情况,依次是:土地成交价格城市商业地产规划数目城镇居民可支配收入中长期贷款利率商业地产的房屋空置率周边商业的租金价格人口密度社会固定资产投资商品零售价格指数投资回报率地区人均生产总值商业地产形式的具体构成商业营业用房的竣工面积城镇化率公路客运量建安成本社会治安好坏程度 最后运用灰色预测法中的GM(1,1)模型与新陈代谢模型相结合,,利用重庆市商业地产价格的历年数据,对重庆市商业地产价格进行预测分析,分析过程中得出比较精确的比对结果,预测值估计真实性水平较高 希望本文的相关研究能够给重庆市商业地产研究者和投资者提供一定参考价值
[Abstract]:With the development of economy and the expansion of consumer groups, the demand for commercial real estate is increasing. In recent years, the government has issued some policies to the real estate market to limit the rapid growth of real estate prices. But to the commercial real estate policy has hardly this aspect, has provided some opportunity to the investor Chongqing commercial real estate in recent years has obtained the certain development this article mainly carries on the following several aspects research first, According to the relevant knowledge of western economics, the demand curve and supply curve of commercial real estate market and the formation mechanism of commercial real estate market price are obtained from the point of view of demand and supply. The main factors influencing the prices of commercial real estate are summarized. Then, combined with the relevant specific data of commercial real estate in Chongqing, The present situation of commercial real estate in Chongqing and the problems in the commercial real estate market of Chongqing are analyzed and summarized, and then the price model of commercial real estate in Chongqing is established by using the Analytic hierarchy process (AHP). The order of factors influencing the prices of commercial real estate in Chongqing is obtained. Land transaction price urban commercial real estate planning number of urban residents disposable income medium- and long-term loans interest rate of commercial real estate housing vacancy rate surrounding commercial rental prices population density social fixed assets investment commodities zero Sales Price Indices return on Investment in areas where the per capita Gross domestic Product of Commercial Real Estate forms constitute the completion area of Commercial Business Houses urbanization rate of Road passenger Traffic Building Safety cost Social order degree final use The GM (1K1) model in the grey prediction method is combined with the metabolism model. Based on the data of commercial real estate prices in Chongqing over the years, the price of commercial real estate in Chongqing is forecasted and analyzed. It is hoped that the relevant research in this paper can provide some reference value to the commercial real estate researchers and investors in Chongqing.
