双鱼岛老年大学地产项目开发的定位研究

【摘要】:双鱼岛项目位于中国东南沿海厦门湾南岸,面积达2.2平方公里,造岛工程总投资达30亿元。双鱼岛是国务院批准的首个生态型人工岛。该项目由漳州招商局经济技术开发区(以下简称“漳州开发区”)开发建设。漳州开发区为招商局集团下属一级公司,总体规划面积56.17平方公里 目前全国商品房销售有所好转,持续调控之下各地市场成交走势分化,东部地区反弹较中西部地区明显,一二线城市反弹较三四线城市突出。预计未来量价会在相对平稳的状态下运行,遏制投机投资不会放松,城镇化发展为地产发展提供了新机会。我国于1999年进入了老龄社会,是世界上老年人口最多的国家。人口老龄化对人类生活的方方面面都会产生重大的影响。 漳州开发区由1992年至今已发展二十年,定位为一级土地开发商。根据目前情况来讲,要进一步征用土地进行出让已经越来越困难,为确保开发区永续经营开发如何利用双鱼岛开发进行有限公司转型事关开发有限公司存亡。 本文通过双鱼岛区位优势,招商局漳州开发区的开发背景,及招商局集团的坚强后盾,结合目前国内房地产市场发展现状,厦漳泉同城一体化的趋势,厦漳泉地产发展状况,漳州开发区地产发展状况。国内人口老龄化对老年地产的需求,老年大学对老龄人的影响。研究双鱼岛以养老大学特色的养老项目的可行性。
[Abstract]:The Shuangyu Island Project is located at the south bank of Xiamen Bay , southeast of China , with an area of 2.2 square kilometers . The total investment in the construction of the island is RMB 3 billion yuan . The Shuangyu Island is the first type of ecological artificial island approved by the State Council . The project is developed by the Economic and Technological Development Zone ( hereinafter referred to as " Zhanzhou Development Zone " ) of the State Council . The Project is the first - level company of the Merchants Group , with an overall planning area of 56.17 km2 .

At present , the sales of commercial housing have improved , and the market turnover in the eastern region is more obvious than that in the central and western regions , and the rebound in the east region is more obvious than that of the third four - line city . It is expected that the future amount will run in a relatively stable state . It is expected that the future quantity will be run in a relatively stable state . It is the most populous country in the world . In 1999 , the aging society will have a great impact on all aspects of human life .

Since 1992 , Zhangzhou Development Zone has been developed for 20 years and has been positioned as the first - level land developer . According to the current situation , it has become more and more difficult to further requisition land , so as to ensure the sustainable development of the development zone , how to use the Shuangyu Island Development and Development Co . , Ltd . to survive .

Based on the regional advantages of Shuangyu Island , the development background of Zhaozhou Development Zone and the strong backing of China Merchants Group , this paper combines the current situation of domestic real estate market , the trend of the integration of Xiamen and Zhangquan in the same city , the development status of Xiamen Zhangquan real estate and the real estate development of Zhangju Development Zone .
