售楼处设计及其可持续性研究

【摘要】:伴随着中国经济的持续快速发展,中国的城镇化已经进入快速发展的阶段。大量人口通过各种方式向城市集聚,对住房的刚性需求持续增加。在现阶段,国家经济结构存在较大问题,地方政府以“土地经济”拉动GDP增长。土地使用出让金成了地方政府财政收入的主要来源,致使房价居高不下。房地产业在这样的背景下快速发展,成为国民经济的支柱产业。 随着房地产业和市场的快速发展,大量楼盘的开发带来了大批量的售楼处建设,售楼处已经成为在发展中的中国城市里随处可见的建筑形式。售楼处一般规模较小,设计上也相对灵活。作为房地产企业展示自身实力和产品的重要平台,开发商投入的建设资金也相对充裕。建筑师在设计上相对其他项目具有较大的自由度,在售楼处建筑设计领域出现了不少好作品以及有益的探索。论文通过售楼处建筑设计基本问题对这些设计的构思以及推导过程进行研究是很有意义的,其结果就建筑学领域而言是具有普适性的。 与此同时,售楼处因其功能属性自诞生之日起就注定了寿命的短暂。随着楼盘销售的完成,售楼处的使命也随即结束,不少售楼处因此拆除,带来了巨大的社会资源浪费。如何对售楼处进行可持续再利用成为与售楼处设计同等重要的问题。 论文针对售楼处设计以及售楼处可持续性利用两个方面进行研究,共四章。 第一章为绪论部分,对售楼处产生发展的背景进行论述并对国内外研究现状进行阐述,针对研究现状存在的问题,提出论文的研究重点,属于提出问题的层面。 第二章对售楼处的分类、属性结合具体调研进行解析,属于分析问题的层面。 第三章和第四章是论文论述的主体部分,属于解决问题的层面。第三章从售楼处的选址和场地设计、内部功能与空间组织以及外部形式设计手法三个方面对售楼处设计进行研究。 第四章对售楼处的可持续性利用进行研究,分别针对“拆”和“不拆”的售楼处提出对应的可持续性利用思路,并结合实例对其设计原则进行论述。
[Abstract]:With the sustained and rapid development of China's economy, China's urbanization has entered a stage of rapid development. A large number of people gather into cities in various ways, and the rigid demand for housing continues to increase. At the present stage, there are some problems in the national economic structure, and the local governments use the land economy to stimulate GDP growth. Land use sales became the main source of local government revenue, resulting in high house prices. Real estate industry develops rapidly under such background, become the pillar industry of national economy. With the rapid development of real estate and market, the development of a large number of real estate has brought a large number of sales office construction, which has become the building form that can be seen everywhere in the developing cities of China. Sales offices are generally small and relatively flexible in design. As an important platform for real estate companies to display their own strength and products, developers invest in construction funds are relatively abundant. Compared with other projects, architects have more freedom in design, and there are many good works and useful explorations in the field of building design. It is very meaningful to study the conception and derivation process of these designs through the basic problems of building design in sales office, and the result is universal in the field of architecture. At the same time, the sales office because of its functional attributes from the date of birth doomed the short life. With the completion of real estate sales, sales office mission ended immediately, many sales offices were demolished, resulting in a huge waste of social resources. How to make sustainable reuse of sales offices becomes an issue of equal importance as the design of sales offices. This paper focuses on two aspects of sales office design and sustainable use of sales offices, a total of four chapters. The first chapter is the introduction part, which discusses the background of the development of sales offices and the current research situation at home and abroad. In view of the problems existing in the research situation, it puts forward the research focus of the paper, which belongs to the level of putting forward the problems. The second chapter analyzes the classification of sales offices, attributes combined with specific research, belonging to the level of analysis problems. The third and fourth chapters are the main part of the thesis, which belongs to the level of problem solving. The third chapter studies the sales office design from three aspects: site selection and site design, internal function and space organization, and external design methods. In the fourth chapter, the sustainable utilization of sales offices is studied, and the corresponding ideas of sustainable use are put forward for the sales offices of "demolition" and "no demolition" respectively, and the design principles are discussed with an example.
