沈阳市房地产业可持续发展研究

【摘要】:房地产业被称为国民经济的“风向标”和“晴雨表”,在近些年的国民经济发展过程中起主导性和基础性作用,其关联产业涉及各个领域,包括建筑业、金融业、保险业及与居民生活密切相关的房地产服务业等,同时,与房地产业发展关系甚密的土地出让金也已经占据了政府财政的半壁江山。然而,在房地产业大步向前迈进的过程中,政府过分看重其带来的经济效益而忽视了这个产业本身所带来的一系列不良影响:房价增长过快;生态环境遭到破坏;土地资源供给紧张;市场结构失衡;房屋的设计不合理;装修材料污染等,,严重制约着房地产业的后续发展。随着这些问题的凸显,经济的可持续发展越来越得到政府与学术界的共识,鉴于房地产业在国民经济中的特殊地位,将可持续发展引入房地产业,最终引导国家经济进入可持续发展的状态。 本文通过查阅大量的文献、期刊等资料,将可持续发展理论与房地产业结合,构建房地产业可持续发展的指标体系,并利用该体系对目前沈阳市的房地产业可持续发展状况进行评价,主要内容如下: 介绍可持续发展理论的定义、内涵、目标,将其与当地产业结合总结出房地产业可持续发展的理论框架,为选取评价指标奠定基础; 按照可持续发展战略的要求,房地产业需要与经济、人口、环境、资源协调发展才能实现其可持续的目标,所以本文选取这4个指标作为评价体系的一级指标,再从每个指标中发散出5个二级指标,这就初步构建了由4个一级指标20个二级指标为基础的房地产业可持续发展的评价体系,然后在因子分析法的基础上利用软件SPSS19.0对这4个一级指标逐一筛选,每个一级指标筛选出3个二级指标,最终得到由4个一级指标和12个二级指标构建的评价体系; 引入层次分析法来确立评价体系的权重,使用软件Yaahp来实现其结果,最终数据显示:从总体可持续状态来看,2003年至2010年沈阳市房地产业可持续状态整体处于上升的趋势,2006年之前可持续发展水平较低,之后可持续发展状况不断改善,在2010年突破首次100达到101.97的高水平状态;从一级评价指标来看,经济、环境一直处于中度状态,虽然有所提升但是幅度不大,人口、资源的可持续发展状态近些年明显好转。
[Abstract]:The real estate industry, known as the "weather vane" and "barometer" of the national economy, plays a leading and fundamental role in the development of the national economy in recent years. Its related industries involve various fields, including the construction industry and the financial industry. The insurance industry and the real estate service industry, which are closely related to the residents' life, and so on. At the same time, the land transfer funds, which are closely related to the development of the real estate industry, have already occupied half of the government's finances. However, in the process of striding forward the real estate industry, the government pays too much attention to the economic benefits brought by the real estate industry and neglects a series of adverse effects brought by the industry itself: the housing price increases too fast, the ecological environment is destroyed, and the ecological environment is destroyed. The supply of land resources is tight; the market structure is out of balance; the design of houses is unreasonable; the pollution of decoration materials seriously restricts the subsequent development of the real estate industry. Along with these problems prominent, the sustainable development of economy gets the consensus of the government and academia more and more. In view of the special position of the real estate industry in the national economy, the sustainable development is introduced into the real estate industry. Finally guide the national economy into the state of sustainable development. By consulting a large number of documents and periodicals, this paper combines the theory of sustainable development with the real estate industry, and constructs the index system of the sustainable development of real estate industry. This system is used to evaluate the sustainable development of real estate industry in Shenyang. The main contents are as follows: the definition, connotation and goal of the theory of sustainable development are introduced. The theoretical framework of sustainable development of real estate industry is summed up by combining it with local industry, which lays the foundation for selecting evaluation index, according to the requirements of sustainable development strategy, real estate industry needs and economy, population, environment, In order to achieve its sustainable goal, this paper selects the four indicators as the first class index of the evaluation system, and then spreads out five secondary indicators from each index. The evaluation system of the sustainable development of real estate industry, which is based on 20 second-class indexes, is preliminarily constructed, and then the software SPSS 19.0 is used on the basis of factor analysis to screen the four first-level indicators one by one. The evaluation system constructed by 4 primary indexes and 12 secondary indexes was obtained by selecting 3 secondary indicators for each primary index, and the weight of the evaluation system was established by introducing the analytic hierarchy process (AHP), and the results were achieved by using the software Yaahp. The final data show that the overall sustainable state of real estate industry in Shenyang from 2003 to 2010 is on the rise from 2003 to 2010, the level of sustainable development before 2006 is low, and the sustainable development situation has been improving continuously since then. In 2010, it broke through the high level of 101.97 for the first time. From the first evaluation index, the economy and environment have been in a moderate state, although the extent of improvement is not large, the sustainable development of population and resources has obviously improved in recent years.
