房地产公司跨区域多项目管理研究

【摘要】:近年来,国家不断加强了房地产宏观调控,随着大浪淘沙,一部分中小房企纷纷退出房地产市场,另方面又使得房地产市场出现了几家大型房地产集团市场逐鹿的局面,如熟知的万科、保利、中海等,由于市场的压缩,很多企业进行了跨区域扩展,然而,他们能否实现自身的战略目标,那就取决于是否有科学合理的项目协调管理能力。如今,单项目的管理经验已经不能满足房地产企业的发展需求,所以,研究房地产集团如何开展多项目的管理,有助于有效提高其管理效率,具有积极的现实意义。 首先,本文参阅了部分国内外有关多项目管理文献,对当前领域的研究热点进行总结与分析,找出在多项目管理过程中常会出现的问题及其解决方法。与此同时,将理论与国内房地产集团的管理现状相结合,对其常出现的问题进行总结与分析,再以问卷调查和专家访谈方式对其中出关键问题进行统计分析,分析出目前国内房地产企业在多项目管理过程中最关键出现概率最大的四个问题。并给合企业实际情况提出相应的解决方法和建议。最后,通过在中山大信置业公司多项目管理中实践的检验,印证了问题的普遍性和问题解决方法的实用性。 如今,我国房地产集团在多项目管理方面的研究与实践还不够多,然而,,在这个快速发展的房地产行业内,他们会遇到越来越多的项目管理方面的问题,毕竟,多项目管理会是整个行业未来发展的趋势。本文的研究成果是对房地产在多项目管理方面有所帮助,对其管理实践能提供有价值的参考建议。
[Abstract]:In recent years, the state has constantly strengthened the macro-control of real estate. With Dalang Taisha, a number of small and medium-sized housing enterprises have withdrawn from the real estate market. In addition, the real estate market has seen several large real estate groups compete in the real estate market. For example, Vanke, Poly, China Shipping and so on, because of the compression of the market, many enterprises expand across regions. However, whether they can achieve their own strategic objectives depends on whether they have scientific and reasonable project coordination and management ability. Nowadays, the management experience of single project can not meet the development needs of real estate enterprises. Therefore, the study on how to carry out multi-project management in real estate groups is helpful to improve its management efficiency and has positive practical significance. Firstly, this paper reviews some literatures about multi-project management at home and abroad, summarizes and analyzes the current research hotspots, and finds out the problems that often occur in the process of multi-project management and their solutions. At the same time, combining the theory with the current management situation of the domestic real estate group, the paper summarizes and analyzes the common problems, and then makes statistical analysis of the key problems by questionnaire survey and expert interview. This paper analyzes the four most critical problems in the process of multi-project management of domestic real estate enterprises. At the same time, the corresponding solutions and suggestions are put forward. Finally, through the test of the practice in the multi-project management of Zhongshan Da Xin Real Estate Company, the universality of the problem and the practicability of the problem solving method are proved. Nowadays, there is not enough research and practice on multi-project management in China's real estate group. However, in this rapidly developing real estate industry, they will encounter more and more problems in project management. After all, Multi-project management will be the future development trend of the whole industry. The research results of this paper are helpful to the real estate management in multi-project management, and can provide valuable reference suggestions for its management practice.
