沈阳中粮广场城市综合体项目进度管理研究

【摘要】:随着城市化进程的不断加快,城市人口不断增多,导致交通拥堵问题,并且城市用地相对紧张。近年来,城市综合体项目迅速的发展起来,城市综合体是城市发展的必然产物,它实现了土地价值的最大化,在一个区域内把居住、办公、休闲、旅游等功能混合在一起,高效化地节约了土地资源,并且,将各功能建筑融合到一起,也缓解了城市交通拥堵的情况。城市综合体引起了政府的高度关注,并且从长远来看,未来房地产市场的竞争重心也将是城市综合体的竞争,城市综合体的发展,不仅可以刺激消费,带来经济的发展,还可以促进整个城市的功能提升。 本文选择沈阳中粮广场城市综合体项目为研究对象,对项目的进度计划与控制进行研究,全文共为六个章节。首先介绍了城市综合体项目的概念、特点、类型及价值进行研究,并且对项目管理中进度管理进行了深入研究,,学习了项目进度计划的编制方法和项目进度控制的措施。并对沈阳中粮广场城市综合体进行了具体的分析,内容包括对项目的选址分析、 SWOT分析、项目产品定位、目标客户等进行了分析。然后对沈阳中粮广场项目进行WBS任务分解,确定任务的先后关系,编制出进度计划甘特图。对项目进行动态监控,分析实际进度与计划进度的偏差,并提出保障措施保证施工进度的顺利进行。 本文对沈阳中粮广场城市综合体项目的进度计划和控制进行了深入研究,并且提出了管理组织保证措施、技术保证措施、材料保证措施、设备保证措施、资金保证措施以及安全保证措施等六大保障措施,对于开发城市综合体项目的企业来说具有借鉴意义,并且具有一定的操作性。
[Abstract]:With the rapid development of urbanization, the urban population is increasing, which leads to traffic congestion and the shortage of urban land. In recent years, the urban complex project has developed rapidly. The urban complex is the inevitable outcome of the urban development. It realizes the maximization of the land value, and mixes the functions of residence, office, leisure, tourism and so on in a region. The land resources are saved efficiently and the urban traffic congestion is alleviated by merging the functional buildings together. The city complex has aroused the government's high attention, and in the long run, the competition center of the real estate market in the future will also be the competition of the city complex. The development of the city complex can not only stimulate consumption, but also bring economic development. It can also promote the function of the whole city. This paper chooses Shenyang Cofco Square urban complex project as the research object, carries on the research to the project progress plan and the control, the full text is composed of six chapters. Firstly, the concept, characteristics, types and value of urban complex project are introduced, and the schedule management in project management is deeply studied, and the method of project schedule planning and the measures of project schedule control are studied. This paper also analyzes the city complex of Shenyang Cofco Square, including site selection analysis, SWOT analysis, project product positioning, target customers and so on. Then the WBS task of Shenyang Cofco Square project is decomposed to determine the priority of the task and the Gantt chart of the progress plan is worked out. The dynamic monitoring of the project is carried out, the deviation between the actual progress and the planned progress is analyzed, and the guarantee measures are put forward to ensure the smooth progress of the construction. In this paper, the progress plan and control of Shenyang Cofco Square urban complex project are studied in depth, and management organization guarantee measures, technical assurance measures, material guarantee measures, equipment guarantee measures are put forward. The capital guarantee measure and the security guarantee measure have the reference significance for the development city complex project enterprise, and has the certain operation.
