华美物业管理公司发展战略研究

【摘要】:物业管理是一个新兴行业,基于房地产产业近十几年来高速、稳定的发展,物业管理公司也不断涌现,蓬勃发展,并且取得了令人瞩目的成就,因而被称为“朝阳行业”。第一家物业管理公司1981年在深圳成立,意味着中国内地物业管理服务业正式诞生。物业管理行业从无到有,由弱变强,展现出了顽强的生命力,获得了长足的发展,在对提高人们的生活质量,推动城市化建设等方面做出了突出贡献。但是在物业管理行业发展的过程中,也存在诸多的问题。 本文结合深圳华美物业管理公司(以下简称“华美公司”)的实际情况,对华美公司现状和发展中存在的问题进行分析,利用SWOT模型找出公司内部在发展中有哪些优势和劣势,分析公司外部面临的机遇和挑战,并制定了包括拓展市场,增加服务范围等发展战略,为实现公司的发展战略,本文从完善人才引进及激励机制,打造物业管理知名品牌,加强成本及现金管理等方面制定了战略实施方案。
[Abstract]:Property management is a new industry, based on the rapid and stable development of the real estate industry in the past ten years, property management companies are emerging and booming, and have made remarkable achievements, so it is called "sunrise industry". The first property management company was established in Shenzhen in 1981. Property management industry from scratch, from weak to strong, showing indomitable vitality, has achieved considerable development, in improving people's quality of life, to promote the construction of urbanization and so on has made outstanding contributions. However, in the process of property management industry development, there are many problems. Combined with the actual situation of Shenzhen Huamei property Management Company (hereinafter referred to as "Huamei Company"), this paper analyzes the present situation and problems in the development of Huamei Company, and finds out what advantages and disadvantages exist in the development of the company by using SWOT model. This paper analyzes the opportunities and challenges facing the company outside, and formulates the development strategies, including expanding the market and increasing the scope of service. In order to realize the development strategy of the company, this paper tries to perfect the talent introduction and incentive mechanism to create the well-known brand of property management. Strengthen the cost and cash management and other aspects of the development of strategic implementation plan.
