基于微粒群算法的商业开发项目选址分析

【摘要】:商业开发项目作为房地产开发比较特殊的一类,逐渐受到大家的关注。特别是在新的“国五条”出台后,由于国家对住宅项目调控的更严,致使其发展遇冷,而商业开发项目在此利好的政策下出现了回暖上升的趋势。房地产项目共同的特点有:位置的固定性、类型的差异性、资金的大额性、开发的长期性等,商业开发项目不仅有这些特点,还可能因为商业用途和持有主体的不同而有自身的特点,如用途的多样性、资金回收的长期性、高风险性等。商业开发项目不仅能提高开发商的收益,还能促使城市功能趋于完整,做好商业开发项目的选址对整个产业效益的提高都将产生重要的影响。 本文主要的研究内容包括如下几个方面:首先,研究了商业开发项目选址应遵循的原则,分析出选址过程中的影响因素,并建立指标体系;其次,根据指标体系,采用模糊综合评价法建立了一个数学模型;然后,通过微粒群算法对模型的目标函数进行分析运算,解决了算式复杂、求解困难等问题;最后,利用一个具体的案例对数学模型进行了测试,验证了方法的有效性。 研究意义:由于国内对商业开发项目的选址研究起步较晚,方法的灵活性上还有待提高,故本文在总结了前人对项目选址研究的基础上,,进行了商业开发项目选址影响因素的分析,为选址研究提供了一种新的方法,使企业在今后进行商业开发项目选址的评估过程中能更加高效、科学。 未来研究方向:由于知识水平和实践经验不足,本文的研究工作还没有结束,对于指标体系的完整性、评价标准的精确性,以及微粒群算法中参数的设置方面还有待进一步论证,在今后的学习和工作中将做进一步完善。
[Abstract]:As a special kind of real estate development, commercial development project has been paid more and more attention. Especially after the introduction of the new "National five principles", the development of housing projects is not as expected due to the stricter regulation of housing projects by the state, and the commercial development projects have shown a trend of warming up under the favorable policy. The common characteristics of real estate projects are: fixed position, difference of type, large amount of capital, long-term development, etc. Commercial development projects not only have these characteristics, It may also have its own characteristics due to different commercial uses and holders, such as the diversity of uses, the long-term nature of capital recovery, high risk and so on. The commercial development project can not only improve the profit of the developer, but also make the function of the city more complete. The location of the commercial development project will have an important influence on the improvement of the whole industry benefit. The main research contents of this paper are as follows: firstly, the principles of commercial development project location are studied, the influencing factors in the process of location selection are analyzed, and the index system is established; secondly, according to the index system, A mathematical model is established by using the fuzzy comprehensive evaluation method. Then, the objective function of the model is analyzed and calculated by the particle swarm optimization algorithm, which solves the problems such as the complexity of the calculation formula and the difficulty of solving the problem. A specific case is used to test the mathematical model, and the validity of the method is verified. Research significance: due to the domestic commercial development project location research started late, the flexibility of the method still needs to be improved, so this paper summarizes the previous research on the project location on the basis, This paper analyzes the influencing factors of commercial development project location, and provides a new method for site selection research, which makes the enterprise more efficient and scientific in the evaluation process of commercial development project location in the future. The future research direction: due to the lack of knowledge and practical experience, the research work of this paper has not been completed, for the integrity of the index system, the accuracy of evaluation criteria, The setting of parameters in PSO still needs to be further demonstrated, and will be further improved in the future study and work.
