曹州大观园房地产项目后评价研究
[Abstract]:At present, the real estate industry is an important part of our national economy, which plays an important role in promoting industrialization and urbanization. As a basic and leading industry, the real estate industry is of great significance to promote the development of national economy. Through the post-evaluation research on real estate projects, the comprehensive analysis of the evaluation results and the improvement of optimization measures are put forward, which can provide important support for improving the management level and decision-making level of real estate projects, and is conducive to the scientific and rational management of real estate projects. Through the present situation of the theory and application of post-project evaluation at home and abroad, we can see that with the attention paid to the research of post-project evaluation theory, the evaluation system, evaluation organization, evaluation content and methods are becoming more and more perfect in various countries. The ability of post-project evaluation is generally enhanced, but there are still some deficiencies in the specific application process, including the scientific nature of the evaluation index system, the reliability to be improved, the evaluation method can not meet the needs of the evaluation results; The evaluation results have a low degree of support for project decision-making. On the basis of summing up and analyzing the existing post-project evaluation theory and combining the characteristics of the real estate market development and the construction of the real estate project in Caozhou Daguanyuan, this paper constructs a post-evaluation index system of the real estate project in Caozhou Daguanyuan. It is pointed out that the post-evaluation of real estate projects should be comprehensively analyzed and evaluated from the aspects of economy, society, management and environment. According to the grey fuzzy comprehensive evaluation method, the item score is 73.333, which belongs to the middle level. The project has basically achieved the goal of pre-design, and basically conforms to the basic requirements of the urban development plan of Heze and the upgrading and rebuilding of the youth lake in Heze. The project is in progress control and project cycle. Capital budget has been well controlled, and has achieved certain economic, social, management and environmental benefits. Through the above analysis of the post-evaluation results of the real estate project in Caozhou Grand View Garden, we can find a series of problems in the process of the construction and management of the real estate project, not only for the improvement of the project management level, but also for the project decision-making. Sustainable development and other aspects of support, but also for other projects or other projects under construction to provide corresponding reference.
