小型物业信息管理系统的设计与实现

【摘要】:房地产行业经过二十多年的发展,住宅小区逐渐成为居住的主流。一个让住户满意的住宅小区,物业管理的质量是重要的因素。如何提高管理水平,降低运营成本成为当前物业管理企业普遍关注的问题。因此,构建和使用先进的物业管理信息系统已成为物业管理公司的必要选择。 通过对住宅小区物业管理信息化建设的调研和分析,从物业管理公司对小区物业管理的业务及业主的实际需求出发,针对中型住宅小区的情况设计一个物业管理信息系统。系统是基于UML设计的,采用了Visual Studio2005作为网站开发环境,采用ASP.NET+C#作为其网站开发语言,采用SQL Server2005作为网站后台数据库,是一个Web/WAP双模式运营的物业管理信息系统。按照软件工程方法,对系统进行了可行性分析和需求分析,通过使用UML面向对象建模技术,逐步给出系统的结构图、ASP.NET三层体系图、部署图、构件图、包图、用例图、类图等,对系统进行全面的总体设计。对构建好的系统进行黑盒测试,对系统的各个功能模块输入一系列小区物业管理信息数据进行功能测试,通过测试发现系统设计与实现环节所存在的问题,从而提高软件的可用性。 双模式Web/WAP同步运行,大大方便了管理人员的工作,提高了管理团队的工作效率,同时为住户提供了一个随时随地登录网站的渠道,最大限度地加强了物业管理公司和业主之间的交流,系统较完整地整合了物业管理业务,使物业管理初步实现了“数字化”,可以在很大程度上提升物业管理公司的服务质量和企业形象。
[Abstract]:After more than 20 years of development, residential areas have gradually become the mainstream of housing. The quality of property management is an important factor in a residential district that satisfies the residents. How to improve the level of management and reduce operating costs has become a common concern of property management enterprises. Therefore, the construction and use of advanced property management information system has become a necessary choice for property management companies. Based on the investigation and analysis of the property management information construction in the residential area, a property management information system is designed according to the situation of the middle-sized residential district from the view of the real estate management business of the property management company and the actual demand of the owner. The system is designed on the basis of UML. It adopts Visual Studio2005 as the development environment, ASP.NET C # as its website development language and SQL Server2005 as the backstage database of the website. It is a property management information system operated by Web/WAP. According to the software engineering method, the feasibility analysis and requirement analysis of the system are carried out. By using the object-oriented modeling technology of UML, the system structure diagram, ASP.NET three-layer system diagram, deployment diagram, component diagram, package diagram, use case diagram are given step by step. Class diagram, the overall design of the system. The black-box test is carried out on the constructed system, and a series of residential property management information data are input into each function module of the system for functional testing. The problems in the design and implementation of the system are found through the test. This improves the availability of software. Double-mode Web/WAP synchronous operation greatly facilitates the work of managers, improves the working efficiency of the management team, and provides a channel for residents to log in to the website anytime, anywhere, at the same time. It maximizes the communication between property management companies and property owners, integrates the property management business completely, and makes the property management "digitized" initially. Can greatly improve the quality of service and corporate image of property management companies.
