DJ公司绩效管理优化研究

【摘要】:房地产在中国是一个备受关注的行业,不仅关系到全民的利益,更是国民经济的重要来源。虽然国家已经采取了很多的政策和措施去干预房地产市场,但是由于我国城市人口的不断增加,以及外资企业大量入驻,再加上人民经济条件的提高,都使得房地产行业不断没有收到限制,反而不断的持续走高。作为房地产公司而言,较高的收益吸引了众多企业加入房地产行业,竞争日益激烈,因此如何提高自身公司的业绩是立于不败之地的关键。 本文共分为六个部分:第一个部分为绪论,阐述了房地产现状及绩效管理应用的研究意义,并且对国内外绩效管理的研究做了较为详细的综述,通过了解绩效管理的发展才能更好的让其运用到房地产行业;第二部分介绍了绩效管理的相关概念及理论综述,为下文的分析和相关措施的提出打下基础;第三部分DJ房地产绩效管理的现状及分析;第四部分,根据DJ绩效管理现状提出优化方案设计:建立培养绩效管理文化氛围,加强绩效沟通、明确绩效管理各级职责、建立健全绩效过程监督体系、制定可行的绩效计划编制方案、构建绩效结果处理与人力资源各模块紧密联系、绩效反馈的优化方案以及绩效评价的优化方案;第五部分,提出优化方案得以顺利实施的相关保障措施:企业高层领导大力支持、组建专门的绩效考核团队、形成公开、公平、透明的考核激励机制以及形成绩效文化;第六部分为结论,对比优化后的绩效管理体系及取得的成绩。 本研究以DJ房地产公司作为研究对象,从该公司的绩效管理现状入手,结合现代企业的绩效管理理论,总结其现状存在的问题,分析形成原因,提出改进建议,进行绩效管理优化方案的设计,研究的结果可以有针对性解决该公司绩效管理方面存在的问题,改善其管理现状,同时对于其他同行业、同类型的公司的绩效管理工作也具有极强的借鉴意义。
[Abstract]:Real estate is a concerned industry in China, which is not only related to the interests of the whole people, but also an important source of national economy. Although the state has adopted a lot of policies and measures to intervene in the real estate market, due to the continuous increase in the urban population and the large number of foreign-funded enterprises in our country, coupled with the improvement of the people's economic conditions, Both make the real estate industry continues to receive no restrictions, but continue to go higher. As a real estate company, the higher income attracts many enterprises to join the real estate industry, the competition is increasingly fierce, so how to improve their performance is the key to an invincible position. This paper is divided into six parts: the first part is the introduction, elaborated the real estate present situation and the performance management application research significance, and has made the more detailed summary to the domestic and foreign performance management research, Through the understanding of the development of performance management can be better used in the real estate industry; The second part introduces the related concepts and theories of performance management, which lays a foundation for the following analysis and related measures; the third part, the current situation and analysis of DJ real estate performance management; The fourth part, according to the current situation of DJ performance management, puts forward the optimized scheme design: establish and cultivate the cultural atmosphere of performance management, strengthen performance communication, clarify the responsibility of performance management at all levels, establish and perfect the performance process supervision system. Make feasible performance plan, construct the performance result processing and the human resources each module close contact, the performance feedback optimization plan and the performance appraisal optimization plan; In the fifth part, the author puts forward the relevant safeguard measures for the smooth implementation of the optimization scheme: the senior leaders of the enterprise support strongly, set up a special performance appraisal team, form an open, fair and transparent appraisal incentive mechanism and form a performance culture; The sixth part is the conclusion, compares the optimized performance management system and the achievement. This research takes the DJ real estate company as the research object, starting with the current situation of the company's performance management, combining the performance management theory of the modern enterprise, summarizes the existing problems of its present situation, analyzes the reasons for its formation, and puts forward some suggestions for improvement. Through the design of the performance management optimization scheme, the results of the study can solve the problems in the performance management of the company, improve its management status, and at the same time, for other industries, The performance management of the same type of companies also has a strong reference significance.
