大连大力公司财务战略研究

【摘要】:财务战略研究始终是公司财务管理研究的一项重要领域,房地产公司更是如此,很多房地产没有制定财务战略,或者制定的财务战略得不到有效实施。近年来,随着法律条款和竞争机制的日趋完善,房地产开发企业开始面临一个同过去明显不同的市场环境。近年大型房地产公司纷纷涌入二、三线城市致使竞争加剧,公司如何在市场中发展壮大是摆在公司管理层眼前的一个头等课题。由于房地产开发行业具有投资大,风险高的特点,致使在这些职能战略当中,财务战略显得最为重要。 本研究以大连大力公司作为研究背景,在介绍大连大力公司基本情况和查阅梳理国内外许多房地产公司财务战略研究文献的基础上,对大连大力公司近五年财务管理现状进行了详尽的分析,运用“波特五力模型”对市场上的五种力进行剖析,同时运用"SWOT"模型分析大连大力公司的内部优势、内部劣势、外部机会和外部威胁,指出大连大力公司现存财务战略存在的问题,依据大连大力公司的实际状况和战略目标制定出适合公司发展的财务战略。本文研究还指出设定的财务战略在大连大力公司实施中可能会出现的问题以及提出相应的解决对策,最后对本研究的贡献和不足进行简单总结。 在分析大连大力公司近期财务战略现状时,本研究运用了定性定量和定性分析,对大连大力公司近五年财务报表数据进行详尽分析,对公司资产结构、盈利能力、偿债能力和现金流等进行定量分析;在分析大连大力公司环境时,运用“波特五力模型”和"SWOT"分析进行定性分析。在保障大连大力公司财务职能顺利实施时,提出构建包括财务指标和非财务指标的财务业绩评价模式。 希望本研究能够帮助大连大力公司更好的发展,同时希望为其他房地产公司在制定公司财务战略时提供决策参考。
[Abstract]:The study of financial strategy has always been an important field in the research of corporate financial management, especially in real estate companies. Many real estate companies have not formulated financial strategy, or the financial strategy has not been effectively implemented. In recent years, with the improvement of legal provisions and competition mechanism, real estate development enterprises begin to face a market environment that is obviously different from the past. In recent years, large real estate companies have poured into the second and third tier cities, leading to intensified competition. How to develop and grow in the market is a top issue for the management of the company. Because the real estate development industry has the characteristics of large investment and high risk, the financial strategy is the most important among these functional strategies. This research takes Dalian Dazheng Company as the research background, on the basis of introducing the basic situation of Dalian Dazheng Company and consulting and combing many domestic and foreign real estate companies' financial strategy research literature. This paper makes a detailed analysis of the present financial management situation of Dalian Dadao Company in the past five years, analyzes the five kinds of forces in the market by using the Porter's five Force Model, and analyzes the internal advantages and disadvantages of Dalian Dadao Company by using the "SWOT" model. This paper points out the problems existing in the present financial strategy of Dalian Dazheng Company, and formulates a suitable financial strategy according to the actual situation and strategic objectives of Dalian Dazhong Company. The paper also points out the problems that may appear in the implementation of the financial strategy and puts forward the corresponding countermeasures. Finally, the contribution and deficiency of this study are briefly summarized. In analyzing the present situation of Dalian Dadao Company's financial strategy in the near future, this study uses qualitative, quantitative and qualitative analysis to analyze in detail the financial statement data of Dalian Dadao Company in the past five years, to analyze the assets structure and profitability of the company. Quantitative analysis of solvency and cash flow; In the analysis of Dalian Dazhong Company's environment, the "Porter's five Force Model" and "SWOT" are used to carry out qualitative analysis. In order to ensure the smooth implementation of the financial function of Dalian Dazhong Company, a financial performance evaluation model including financial indicators and non-financial indicators is proposed. It is hoped that this study can help Dalian Dadao Company to develop better and provide reference for other real estate companies to make financial strategy.
