乌鲁木齐市住宅房地产价格合理性研究
[Abstract]:In recent years, the price of residential real estate has risen rapidly, and the rising of house price has become the focus of the whole society. The rapid rise of house prices not only greatly affects people's quality of life, but also affects the sustained and stable development of the national economy and social harmony. At present, the domestic research on the reason of the real estate price change and whether the house price is reasonable is also a hot issue in the theoretical field. Following the principle of real estate market economics, this paper makes a theoretical analysis of the factors affecting the change of urban housing price, and objectively evaluates the law of housing real estate price change in Urumqi in recent years. The reason and the harmonious relationship between the housing price level and the socio-economic development provide the basis for the government to further formulate the real estate market regulation and control policy. Based on the statistical data of Urumqi real estate price from 2006 to 2011, this paper analyzes the influencing factors of housing real estate price in Urumqi. The rationality of housing price level in Urumqi city is judged by index indicator method and theoretical price method, and the reason and changing trend of real estate price increase are analyzed. And put forward some suggestions on how to promote the healthy development of Urumqi real estate market. In terms of structure, this paper mainly consists of the following parts: the first part (Chapter 1, 2) mainly describes the significance of this paper, research theory, domestic and foreign related research summary and residential real estate related content and so on. The second part (Chapter 3) on the basis of analyzing the current situation of Urumqi real estate market development, according to the demand factors, supply factors, policy factors, Other factors four aspects of Urumqi residential real estate price factors for detailed elaboration. The third part (chapter 4,5) proceeds from the reality of Urumqi city, carries on the theoretical analysis and the positive analysis to the Urumqi residential real estate price rationality, the article uses the house price income ratio, the house price rent ratio, the article uses the house price income ratio, the house price rent ratio, This paper analyzes the housing price of Urumqi city by the index indicator method and the theoretical price method, such as the ratio of the growth rate of house prices to the growth rate of GDP. The results show that the price change of housing real estate in Urumqi is reasonable at present. The fourth part (Chapter 6, 7) mainly analyzes the reasons and trends of the rise of house prices in Urumqi on the basis of the previous summary, and puts forward some suggestions to promote the healthy development of the real estate market. And the shortcomings of the study are explained.
