对外经济贸易大学硕士学位论文我国房地产融资渠道研究姓名:林一叶申请学位级别:硕士专业:金融学指导教师:江萍2010-08Ⅰ摘 要近年来,随着我国国民经济的持续快速增长、居民收入水平的不断提高以及城市化进程的加快,我国房地产业取得了快速的发展。但与此同时也出现了房地产融资主要依靠银行贷款、融资结构不合理等问题,这对我国房地产企业、金融体系以及我国宏观经济都有十分不利的影响。此外,美国次贷危机的爆发也迫使我们进一步思考如何完善我国房地产融资渠道问题。在这一背景下,本文对我国房地产融资渠道问题进行了系统而深入的分析和研究。本文研究的目的和意义在于:房地产业作为国民经济的支柱性产业,它的健康发展对促进我国经济的健康发展有着非常重要的作用。同时,房地产业是典型的资金密集型产业。房地产融资渠道是否畅通关系到房地产业能否持续健康的发展、关系到我国经济能否健康稳定的发展、关系到我国居民日益增长的住房需求能否得到满足。因此,对房地产融资渠道的研究具有十分重要的现实意义和理论价值。本文回顾了国内外研究现状,对房地产融资和融资渠道的概念进行了界定,分析了房地产融资各种渠道的特点,并对它们的优劣势进行了对比分析;在此基础上,文章对介绍了国外房地产融资的机制和发展历程,分析了在国外较为成熟的融资渠道,借鉴了国外房地产融资渠道的先进经验;随后,文章对我国房地产融资渠道的现状和问题进行了较为系统而详细的分析,提出了完善我国房地产融资渠道的对策建议。文章针对不同的项目开发阶段和不同规模的房地产开发企业提出具体融资建议;同时提出,我国房地产开发企业应走“内外兼治”的可持续发展道路;实现资本市场和房地产市场均衡发展;促进房地产融资的市场化、多元化;完善房地产金融法律法规,不断拓宽融资渠道。此外,要积极发挥政府的作用,完善房地产开发企业融资市场建设,建立有效金融信用评级制度。关键词:房地产,房地产融资,融资渠道ⅠAbstract With the continuously fast development of national economy, steady improvement of the residents’ e level, and the speeding-up of the urbanization process, China’s real estate has achieved rapid development in recent years. Meanwhile, the issues, such as the real estate financing is mainly from bank loans and the financing structure is unreasonable etc, also adversely affected Chinese property companies, the financial system and macroeconomics. In addition, the breakout of US sub-prime crisis led us to the think over how to improve Chinese real estate financing channels. Against such a setting, the thesis systematically and deeply analyzes and studies the issues concerning China’s real estate financingchannels. Research purpose and significance: as the pillar of national economy, the real estate’s status is critical to the sound development of Chinese economy. At the same time, real estate is a typical fund-intensive industry, and the smoothness of the real estate financing channels relates to the sound development of whole industry, to the stability of China’s economy, and to the gratification of the residents’ housing needs. Therefore, the research on the real estate financing channels is of great practical significance and theoretical value. This thesis first reviews the research status at home and abroad, defines the real estate financing and the financing channels, analyzes the characteristics of the real estate financing channels pares their strength and weakness; then, it’s further introduces the internal and external real estate financing mechanism and their development history; after that, the author systematically analyzes the status of Chinese real estate financing channels in detail, probes into specific problems, and puts forward some countermeasures. This thesis, aiming at different development stages and enterprise scales, gives out specific financing suggestions and points out that Chinese real panies shall tak
