土地市场与房地产价格指数的理论模型和实用方法

【摘要】：结合国外在编制土地市场和房地产价格指数的实践,文章对特征价格法、重复销售法、混合模型法以及销售价格评估法这四类常用的指标编制方法进行了对比分析。同时,通过对现阶段我国主要城市建筑土地市场和房地产价格指数的考察,发现:我国的这两类价格指数都过于单一,在数据资料、编制方法、样本选取和指标用途等方面都存在较大的问题,应在大中型城市土地和房地产价格指数编制中试点应用特征价格指数法、重复销售、混合模型法以及销售价格评估法。
[Abstract]:Combined with the practice of compiling land market and real estate price index in foreign countries, this paper makes a comparative analysis of four kinds of commonly used index compilation methods, which are characteristic price method, repeated sale method, mixed model method and sales price evaluation method, which are commonly used in the compilation of land market and real estate price index. At the same time, through the investigation of the construction land market and the real estate price index in the major cities of our country at the present stage, it is found that the two kinds of price index are too single in our country, in the data, the compilation method, There are some problems in sample selection and index use. The characteristic price index method, duplicate sale method, mixed model method and sales price evaluation method should be applied in the compilation of land and real estate price index in large and medium-sized cities.
